Maple Crest subdivision offers urban convenience nestled against the beauty of Fulton Marsh

One of Edmonton’s newest subdivisions could be the sanctuary-new-homebuyers are looking for.
Situated in the southeast portion of the city, Maple Crest is nestled next to the Fulton Marsh, a 60-acre wetland that features a protected reserve for waterfowl.
“This meadow land — with its rich green space and quiet solitude — provides a refreshing escape from the pressures of everyday life,” says David Morris, development manager for Dundee Developments, the company behind Maple Crest.
The community will be exclusively residential with no commercial services in Maple Crest itself. Essential shopping and related amenities are just minutes away in the community of Tamarack. The goal is to give buyers the best of both worlds: nature’s playground moments from your doorstep, combined with the benefits of urban living.
“We’re retaining as much as possible in terms of the natural beauty,” adds Morris, noting the Fulton Creek Environmental Reserve is another key component of Maple Crest. The environmental reserve will be bordered on one side by a multi-use trail system.
This extensive walkway and bike-path system will ultimately link Maple Crest into other parts of the Meadows.
“Dundee has been in the area since 1980, having developed most of the Meadows regions,” says Morris. “We take pride in what we do. We take pride in our communities.”
Situated just off of 17th Street and 38th Avenue, heading east on Maple Road, Maple Crest is conveniently located near both Whitemud Drive and the Anthony Henday, meaning all parts of Edmonton are easily accessible. But extensive berms, landscaping work and fencing are being constructed around the community to make sure it doesn’t lose its unique natural appeal, while also ensuring noise levels will be kept to a minimum.
Grand opening celebrations on Saturday and Sunday from noon to 5 p.m. will offer a great chance to get a better grasp of what Maple Crest has to offer, says Morris. “There are 11 new show homes for viewing and the best lots are still available, with a large number that back on to open spaces or parks.”
As part of the opening festivities, there will be food, refreshments and games for children. Topping it all off will be a prize draw for a 3-D TV.
With Stage One now coming onto the market, some 150 properties will be available from a variety of Edmonton’s top homebuilders, including Coventry Homes, Greenboro Homes, Homes by Avi, Landmark Homes and Lincolnberg Homes.
Homes by Avi and Greenboro are offering homes with detached garages. Coventry, Greenboro and Landmark will be building homes with front attached garages while homes with semi-detached garages will be available from Greenboro and Lincolnberg. Prices start in the $280,000 range.

Meanwhile, Stage Two, set for the area east of Fulton Marsh and north of Maple Road, is expected to come online in the nottoo-distant future. It will add three more parks to the subdivision. With the parks, the Fulton Marsh and the environmental reserve, close to 30 per cent of the community will be composed of green space.
Dundee, says Morris, has created some of Edmonton’s most popular neighbourhoods.
“These include Mill Creek, The Meadows, Meadowbrook Ravines, Tamarack and Laurel in southeast Edmonton. We expect Maple Crest, with its wetlands and natural splendour, to become one of our most preferred residential destinations.”
As to amenities for future Maple Crest residents, A. Blair McPherson School and the Meadows Transit Centre can be found in Tamarack, while nearby RioCan Meadows offers shoppers a slew of big-box options with Best Buy, Home Depot, Staples, The Real Canadian Superstore and Winners as well as dining choices. And currently under construction at 17th Street and 23rd Avenue is the Meadows Community Recreation Centre, a 234,419-square-foot facility that will provide indoor and outdoor recreational opportunities. Scheduled for a spring 2014 opening, the rec centre is expected to include an aquatics centre, a fitness centre, a gymnasium, two NHL-sized indoor rinks with seating, and outdoor sports facilities.
