‘CONDO KING’ REACHES FOR SKY WITH NEW HIGHRISE
Brad Lamb’s downtown project will rival 36-storey Pearl Tower
Artist’s concept of Jasper House, a condo building planned for Jasper Avenue and 106th Street. The 240-unit building will rival the 36-storey Pearl Tower in height.
Pre-construction sales will begin this fall for Jasper House, a 36-storey luxury condominium tower by Toronto “Condo King” Brad Lamb.
Jasper House will be built at 10160-10168 106th Street, Lamb’s company, Lamb Development Corp., said Tuesday. The site is currently a surface parking lot north of a Boston Pizza.
In height, the 240-unit building will rival the 36-storey Pearl Tower under construction at Jasper Avenue and 119th Street.
But it will have a smaller footprint than the Pearl, Lamb said in an interview.
“It’s a tiny sliver of a building, which we prefer to do,” he said.
Lamb said he is “confidently optimistic” that Edmonton real-estate buyers will appreciate the project.
“I can’t see why people that like modern, cool buildings wouldn’t absolutely love what we’re doing in Edmonton because these kind of people exist everywhere.
“Edmonton is a very hip city. It punches above its weight in size, and I can’t see why people wouldn’t want a better quality of style and design in their highrise housing.”
One-bedroom units will start at $239,900. Two topfloor penthouses will go for more than $1.5 million each.
Jasper House is the first Edmonton project for Lamb, a developer and real-estate agent who once starred in Big City Broker, a reality show on HGTV.
All units will have nine- foot ceilings, high-end fixtures, gas appliances and a gas fitting on the balcony for a barbecue. The building will have an outdoor swimming pool and a gym. On the second floor will be the Jasper Club, a private dining and lounge facility.
Jasper House has been designed by Toronto architecture studio Architects Alliance. Interior design will be by Toronto’s The Design Agency.
Lamb will be in Edmonton for a launch party in October. Soon after that, a sales centre will open.
Construction won’t start until late 2015 at the earliest, Lamb said. He expects the development approval process will take nine months.
Lamb has plans to build a second condo tower, called North, at the northeast corner of 106th Street and 103rd Avenue. It would be 40 storeys tall. It wouldn’t launch before Jasper House is fully sold, he said. The total value of the two buildings is $260 million, he said.
Lamb said he can feel how the downtown arena project is already a catalyst for downtown growth.
“I know the people who live in Edmonton feel there’s a downtown there now, and there is, but it could be 10 times more vibrant than it is.
“It’s not a guarantee that the arena will do it, but it’s a great start. So guys like me, and other developers in Edmonton, and other developers from other places, need to come here and make it a bigger, bolder downtown. It has that potential. But also, people in the city have to back it.”
