Central Tower now starting to take shape in south Edmonton

An 18-storey residentia­l tower is beginning to rise in Century Park, a south Edmonton transit hub.

Central Tower will feature 176 premium residentia­l rental units, developer ProCura Real Estate Services Ltd. said in a Monday news release.

The tower is the first project underway at Century Park since city council approved ProCura’s rezoning proposal for the transitori­ented site last June.

The approved plan for the site’s remaining 13 hectares allows for 3,995 new residentia­l units, office space, a boutique hotel, a premium retail promenade and walkable urban streets.

The scheme includes what ProCura calls a new European approach to residentia­l parking, in which the same stalls can be used by residents, employees and transit park-and-ride users at different times of the day.

Normally that’s prohibited by zoning rules.

The developmen­t will be allowed up to 1,125 paid park-andride stalls in addition to residentia­l parking, but ProCura will combine uses to avoid having empty spots.

The extra land will be used for amenities.

City officials will re-evaluate how the parking experiment is working each time ProCura applies for a developmen­t permit as the site gets built out.

Buyers lined up overnight in 2006 for a chance to buy the first condos on the site northeast of 23 Avenue and 111 Street, but two years later, the real estate market crashed and only about 400 of a scheduled 2,900 units were built.

Part of the property was leased to the city for LRT parking while ProCura came up with a new vision for the land.

“The groundbrea­king for Central Tower marks the beginning of a new chapter in the developmen­t of Century Park into an environmen­tally conscious urban neighbourh­ood,” ProCura president and CEO George Schluessel said in the news release.

“The tower will offer premium rental living with many shops and services within walking distance and excellent transit connectivi­ty to the rest of the city via LRT.”

Edmonton-based Manasc Isaac Architects is the architect of record for Central Tower.

ITC Constructi­on Group will provide general contractor services for the project.

Central Tower is slated to be complete by June 2019.
