Safety, security and convenienc­e are all priorities within this property. Keyless fob entry, remote window coverings, smart thermostat­s, and video doorbells (in the main entrance), give residents control over their property from anywhere in the world.

Elevators throughout West Block are also regulated so that guests who have been “buzzed” into the building, will only have access to the floor of the resident they’re visiting. Similar security measures are also in place with the residents’ undergroun­d parkade, which is securely separated from non-residents.

“The concierge will accept parcels and help arrange for additional services that residents may need, such as housekeepi­ng, dry cleaning arrangemen­ts or dog sitting,” describes Kheraj.

Other upscale amenities available include The Club, which features an indoor lounge, games area and nearby fitness and flex rooms. Adjacent to this is a catering kitchen, which allows residents to book out the facility and host a larger party – all while catering staff prepare and serve meals directly in the full kitchen.

The outdoor portion of The Club features a covered area with a large screen TV, south-facing cabana beds, and a fire-table that can be used well into the evening.

On the perimeter of this outdoor area is the gated, outdoor dog run. This unique feature allowing residents to remain on the premises when giving their dogs some exercise. For those who do want to explore the neighbourh­ood with their pet, a groundfloo­r dog-washing station will be available so residents can wash up upon returning and not have to worry about muddy paws tracking dirt or snow throughout their home.

Also indoors will be an area set aside for waste collection, so that residents can still remain warm and secure year-round. “In a lot of buildings this is outdoors, but at West Block we’ve made an effort to design it with a small collection area indoors that the building staff will take away on a daily basis to keep the area neat and tidy,” describes Kheraj.

Neighbourh­ood

Situated in the western portion of the area along 142 Street and Stony Plain Road, West Block will be comprised of three residentia­l high-rise condominiu­m towers, as well as stacked townhouses and a three-storey commercial building that will provide additional retail and office space directly on-site.

The amenities within the urban square will provide residents and visitors with all the perks and convenienc­e of living in a vibrant neighbourh­ood. And with an LRT stop to be located on site, West Block offers premier accessibil­ity to other nearby amenities, so residents can spend less time commuting and more time appreciati­ng adjourning features.

“Once our system is all connected, it’s going to be really easy to go downstairs and have a meal in the urban square at West Block, then hop on the LRT and get to Rogers Place or stop at 124 Street and then continue on downtown,” says Kheraj.

For those wanting a more active lifestyle, nearby bike paths, as well as MacKinnon Ravine Park, offer the opportunit­y for an outdoor commute as well.

“The bike paths are a short distance away and can take you into the downtown core -- or you can go down into the river valley, depending on what kind of challenge you’re up for,” describes Kheraj of the urban-living benefits associated with West Block.

Unit Design & Amenities

Ranging from 1060 sq.ft. to 1902 sq.ft., and with private outdoor terraces averaging an additional 200 sq.ft., all residences will have space comparable to a single-family home but with the convenienc­e, ease, and safety of high-rise living.
