Developer Cantiro prepares to launch two new communitie­s

Alces set to spring up in city's southeast, Riverstead at Keswick in the southwest

Cantiro, the developer behind The Hills at Charleswor­th and the West Block Glenora urban village, is launching two new Edmonton communitie­s.

Alces (pronounced al-sis), in southeast Edmonton, and Riverstead at Keswick in the southwest, are expected to have their grand opening events in June. Both will debut with a mixture of single-family homes and townhomes.

“Both southeast and southwest Edmonton are seeing incredible growth as the population base has hit a point where these areas are amenity rich, there are establishe­d parks and paths, schools are nearby, and in Riverstead's case, you have unique and desirable access to the river valley,” said Nick Young, Cantiro's director of land developmen­t.

“The product offerings allow for attainabil­ity in today's market, while also producing current yet timeless architectu­ral streetscap­es.”

Alces comes on the market as Cantiro's nearby Hills at Charleswor­th is now selling its final phase. Located east of 34th Street and north of Ellerslie Road, Alces is accessible from the Anthony Henday at 50th Street.

In Alces, Cantiro's home-building division Cantiro Homes is building townhomes starting from the $340,000 range, rear lane single-family homes from the $450,000 range and three-storey single-family homes from the $510,000 range.

Cantiro's Alces' segment is the first to be developed in the greater Alces neighbourh­ood, which contains an overall land mass of 175 acres that will ultimately house more than 1,050 homes at completion. This includes a segment of land Cantiro sold to Carrington Communitie­s, which will have builders other than Cantiro Homes.

Alces, said Young, will be an amenity rich community with a three-acre park being built this year, alongside the first homes. The park will be outfitted with a basketball court, bike track, gazebo gathering area, picnic benches and a large playground.

“We have worked to amplify gathering spaces, fostering a greater sense of community,” said Young.

Alces is Latin for “moose,” and the community is inspired by nature and created for connection.

“Honouring the animal and habitat that we share this land with, Alces represents strength, courage, freedom and pride,” said Young.

In the southwest, Riverstead at Keswick can be found south of Hiller Road and west of 182nd Street, straddling the river valley and close to the Joey Moss kindergart­en to Grade 9 public school that opened in September 2022.

Riverstead sits on 114 acres, which will host close to 600 homes.

The east side of Riverstead will have townhomes, rear lane single-family homes, three-storey single-family homes and front drive single-family homes.

“As we move west, towards the river valley, there will be larger estate product,” said Young. “There are no public lots. Homes will be available through a show home builder group, which will be announced in the coming weeks.”

Cantiro itself will be building townhomes, rear lane single-family homes and its three-storey single-family homes with pricing identical to its Alces offerings.

“This (Riverstead) is southwest Edmonton's newest premier community with beautiful architectu­re and estate homes overlookin­g the river,” said Young. “With such a unique location adjacent to the river valley and with sweeping vista views of the river valley, we wanted to highlight that amenity in the community name. The `stead' is a nod to homestead, as we see this community as a place where people will find their forever homes and want to stay and grow their families.”

Cantiro is opening sales centres at the entrance of the communitie­s that will be the hub for all things Cantiro.

“We look forward to welcoming future residents to our two newest communitie­s,” said Young.
