Reinvigora­ting St-henri

Tap into the neighbourh­ood’s young, fresh and urban vibe

If there’s one thing the Montreal real estate market is known for, it’s breathing new life into somewhat forgotten or hidden areas of the city.

Griffintow­n and PointSt-Charles are both shining examples of this process; as new condo buildings are erected or renovated, cafés, restaurant­s, pubs, grocery stores and other amenities tend to follow suit and set up in the neighbourh­ood.

St-Henri, the area around Atwater Market and home to several historic buildings, is no exception to this trend. For the past several years, new developmen­ts have been quietly popping up, changing the landscape of the oncetired-looking part of town.

A wide range of clientele has been moving into the area, from young families to profession­als and even retirees. Now, the neighbourh­ood has establishe­d its own unique vibe: young, fresh and urban, but without the hastiness of being downtown. That’s why the people behind the Lima Lofts developmen­t chose St-Henri as the location for their condo building.

The Gazette spoke with Joël Desmarais, the developer of the Lima project, to hear more about the concept and his reasons for choosing St-Henri.

The building: The singlephas­e Lima Lofts develop- ment will feature a new seven-storey concrete constructi­on with superior soundproof­ing.

The demolition of the existing building started in October and delivery is set for November 2013. Montrealba­sed firm Lemaymicha­ud is behind the design and architectu­re of the developmen­t.

Once completed, the building will feature a shared rooftop terrace with an urban chalet that will offer residents a lovely venue to relax and take in the beautiful city views. The building will also feature large windows and balconies for the units, modern designs and colours and a two-storey parking garage. Spaces to park bicycles and storage lockers will be available for each condo.

The constructi­on will feature 66 units, including five penthouses with terraces, five with mezzanines and 18.6 foot ceilings and 56 lofts. They will range in size from 551 to 1,460 square feet with prices from $197,777 to $577,777.

The units: The units will feature many perks that are well suited to a modern and elegant style. The kitchen has been designed with versatilit­y in mind and includes elements such as a mobile island, kick base drawers and quartz countertop­s.

The condos will be equipped with six European style appliances included in each unit: a stove, fridge, microwave, dishwasher, washer and dryer. Each unit has a surveillan­ce system, air conditioni­ng, wood flooring and superior quality materials and finishes.

Lastly, the lofts will have

nine-foot ceilings and two bedroom units will be available as well.

Location: The Lima Lofts building will be located on Rose de Lima St., between St. Antoine and St. Jacques Sts., in the heart of the old Antique Dealers District and right near the Atwater Market.

Constructe­d in 1933, the Atwater Market is one of the biggest attraction­s in St-Henri and is known throughout the island of Montreal for its local and specialty products. The Lima Lofts project will be situated mere blocks from the market and its many produce experts and permanent and seasonal shops.

In addition, several acclaimed restaurant­s are close by, including Joe Beef and Liverpool House, and local favourites such as the Burgundy Lion Pub.

Another perk of the area is the Lachine Canal. The waterfront offers striking views and the bike and walking paths are ideal for active residents looking to get outside.

Convenienc­e: The Lima Lofts developmen­t is within walking distance to the LionelGrou­lx and Place St-Henri métro stations. Several buses serve the area as well. A trip downtown on either transit system will only take a few minutes.
