The first of two Roccabella towers scheduled for delivery in 2015

- JAMES CARELESS SPECIAL TO THE GAZETTE

The Roccabella — a twin-tower, 40-storey condominium being built at 1300 RenéLévesque Blvd. W., between Drummond and de la Montagne Sts. — promises to be a unique and exceptional place. One that raises the bar of luxury condo living.

“What makes the Roccabella irresistible to buyers is the exquisite quality and price point we offer,” said Karen Wisdom, Roccabella’s vice-president of sales and marketing. “This is elegant urban living at its very finest and most affordable.”

Prices start at $343,000 for a 736-square-foot, one-bedroom condo with balcony — there are no studios in the Roccabella — and increase as one approaches the 2,605-square-foot penthouses with their 1,000-squarefoot terraces.

The towers are being built upon a two-storey commercial core that also houses the complex’s many recreational facilities — and provides a covered entrance for pedestrians and cars off René-Lévesque Blvd.

First, let’s talk location: The Roccabella is strategically close to major downtown shopping destinations such Holt Renfrew, Place Montreal Trust and Eaton Centre, plus fine grocery stores, gourmet restaurants, and the Bell Centre.

It is also conveniently accessible to Concordia and McGill universities.

Need to get around? No problem: The Roccabella’s proximity to key métro stations (Peel, Stanley, Lucien L’Allier and Con- cordia), the AMT commuter train station, and major highways puts this residence at the crossroads of life in the city.

If need be, you can even rent an electric car from the Roccabella — just one of its special services!

Now for the condos: They all come with nine-foot ceilings (slab to slab; 10 feet high above the 33rd storey), floor-to-ceiling windows, natural or stained oak finish high-end engineered wood flooring (ceramic in laundry and mechanical rooms),

and solid core wood entry doors with high quality hardware. A private loggia (open air arcade) or balcony comes with every unit, all of which have been acoustically engineered for quality sound control.

For maximum comfort, each condo is equipped with an individually controlled central airconditioning system, and architectural baseboard heating with individual electronic thermostat in each room.

“Our high design kitchens feature high-end engineered wood flooring, finely crafted Italian lacquered and wood-grain laminated cabinetry with a choice of marble, granite or quartz countertop and backsplash, plus a large rectangular undermount stainlesssteel sink,” Wisdom said. “Our Italian lacquered cabinets have seven layers of lacquer to ensure a long-lasting shine, and antibacterial qualities that kill 98 per cent of bacteria on contact!”

The Roccabella’s bathrooms are equally elegant. They feature Italian lacquered-finish 48-inch cabinets, matching upper mirrored medicine cabinets, and a choice of marble or quartz vanity countertops with undermount porcelain sinks.

The master bathroom comes with a free-standing oval acrylic bathtub and a separate two-sided clear glass shower stall with acrylic basin, embellished with large Italian tiles on floor and full height walls. The family bathroom has the same tile features, plus a built-in shower stall with clear glass door.

And let’s not forget the master bedroom: Besides spacious dimensions, high ceilings and floor-to-ceiling windows, the master bedroom comes with a walk-in style closet equipped with an Italian design built-in cabinetry organizer for a maximum of 10 linear feet.

“The quality of our individual units has to be seen to be believed,” Wisdom said.

But the Roccabella also has exceptional common areas. They include a large fitness room with the latest high-tech equipment, a yoga room, 17,000 square feet of common terraces, a sauna, and an indoor salt-water pool with large bay window wall that opens to an adjacent terrace in summer.

The complex also has a reception hall/multifunction room/ party room completely furnished for special events, and a home theatre room.

Services and security: The Roccabella offers five levels of indoor parking, electric car rental, delivery of local and international newspapers, postal and package expedition, a dry-cleaning service, fine dining delivery to your door, and even monitoring of your unit during any absences.

Meanwhile, the property is kept secure with an on-site uniformed security guard 24/7, building access via electronic card reader or custom chip, and high-performance security cameras in common interior and exterior areas.

“Let’s not forget three highspeed elevators per tower, each with on-screen news and weather,” Wisdom said. “Our elevators can travel up to 1,200 feet per minute; others are slower at just 700 feet in the same time period.

“We also offer high-speed Internet wiring in all units, a carbon-monoxide detection system in the garage, a lounge restaurant adjacent to the pool/terrace reserved exclusively for residents, and bicycle parking with air pump.”

Construction has begun, with the first tower’s 298 units currently selling for an occupancy date of 2015.
