Pointe-Claire condo development responds to growing West Island demand
Building to feature gym, concierge, salt-water pool
The West Island is primarily known for large, single-family homes on generous plots of land. But shifting demographics have led to a growing market for smaller, more affordable dwellings in the many communities that make up the western tip of the island. The response from developers has been impressive.
Despite a somewhat limited amount of available land, condominium projects have been going up to meet the needs of buyers. Among them is Quartier Greenwich, nestled in the welcoming community of Pointe-Claire. The Gazette caught up with Lee Anne Caron, sales consultant for Quartier Greenwich, to learn more about the unique development, and in particular, the condo portion of the project.
The project: Quartier Greenwich is located at 580 St-Jean Blvd. in Pointe-Claire, and is bordered by Sedgefield and Alston Sts. with Hymus Blvd., just a short distance away. The multi-phase project will include three distinctly different parts: condominiums called Square Equinox, stacked townhouses called Momentum, and townhouses, dubbed Homes Greenwich.
Esthetically, the neighbourhood will be beautiful, and include features such as underground electrical wires, mature trees, bio-retention fences of trees, shrubs and plants lining the sidewalks, pedestrian pathways, and green spaces.
Ground was broken on the development in October, and delivery is expected to begin in February 2015 and carry on throughout the spring and summer of 2015.
The building: The Square Equinox condominium portion of the development is a concrete and metal structure with a modern, sleek design.
The most significant detail about the building itself, and the other two phases of the project, is that they were developed using LEED construction methods and designs. LEED is the benchmark for sustainable and eco-friendly construction in North America, with marked energy savings compared to traditional construction, and the use of safer, healthier building materials.
The units: Square Equinox will include 53 units spread over six storeys. The condos range in size from 915 to 2,024 square feet. The current starting price for a twobedroom, one-bathroom unit is $316,900, including sales taxes, one inside parking space, kitchen appliances and many luxury finishings included as standard, such as nine-inch solid concrete floors and a single-level living space plan. The condos also feature air conditioning, a central vacuum system, quartz counters in both the kitchen and bathroom, hardwood engineered floors, nine-foot exposed concrete ceilings, and floor-to-ceiling windows.
Amenities: The condo building is equipped with a gym, including TV and mirrored walls, a live-in, 24-hour concierge, and a 50-foot salt water, heated pool. The two-stor-
ey glass entrance with a touchscreen entry system and furnished foyer adds an elegant touch to the sleek modern style of Square Equinox.
Location: Pointe-Claire is a very familyoriented community. It’s home to 30,932 residents, with a healthy average household income, and a very low rate of population turnover. The city offers several programs and services ideal for families, seniors and children. Quartier Greenwich is ideally located between highways 20 and 40, in a residential area and within walking distance of Fairview Shopping Centre. It’s also near public transit, including bus routes, and the Cedar Park train station. The development is a mere 15-minute walk away from the local YMCA, Pointe-Claire Aquatic Centre, and the community’s arena as well. The city is well served by English and French schools, both private and public, and the Lakeshore General Hospital.
The three phases of Quartier Greenwich offer buyers the opportunity to not only live in a fantastic community, but also make a sound real estate investment.
