FINAL PHASE OF ONZE DE LA GARE

The decision to name Groupe Quorum’s new Vaudreuil-Dorion condo project was simple: Take a plan for 11 buildings to be built starting in 2012, add one nearby train station and, voilà, you have Onze de la Gare.

It’s a busy time for the city of Vaudreuil-Dorion, one of the fastest growing communitie­s in Canada, whose population had grown exponentia­lly since the 1994 merger of the two historic towns founded by Philippe de Rigaud de Vaudreuil and Sir Antoine-Aimé Dorion. Onze de la Gare’s three-phased project will, by the summer of 2018, have added a total of 400 units to the local real-estate market that has attracted numerous first-time buyers looking for affordable choices.

With prices ranging from $176,900 to $450,900 (taxes and parking included), Onze de la Gare is a natural, economic choice — with the all-important location factor a built-in bonus.

Although the communitie­s that comprise the municipali­ty of Vaudreuil-Soulanges (Hudson, Île-Perrot, Rigaud, Pincourt and Vaudreuil-Dorion) are now better served by bus routes provided by the CIT (Conseil Inter-muncipal de transport) La Presqu’Île — all of which end up at an AMT train station — Onze de la Gare condo owners have the convenienc­e of a short walk or drive to the Vaudreuil-Dorion train station on the Vaudreuil-Hudson line, which connects commuters to either the Vendôme or Lucien L’Allier métro. The recent opening of Highway 30, along with the 20 and 40, make the Vaudreuil-Dorion area a triple play of choices for those who prefer to drive downtown.

The town of Vaudreuil-Dorion is attracting a younger demographi­c; according to the town’s website, the average median age of its citizens is 37.

The younger crowd, however, didn’t stop retirees Yvan and Jeanette Felx from making the move from their Dorion home of 30 years to settle into one of Onze de la Gare’s Phase 1 condos. Their two-bedroom unit (with 1½ bathrooms) is a perfect fit for their downsized needs.

After selling the convenienc­e store they owned in nearby St-Zotique, and with their two adult children starting their own families, the couple thought it was time to make a move.

“We had a big backyard to take care of and it was just becoming too much,” said 74-year-old Yvan. “We didn’t want to go too far from our Dorion friends and Onze de la Gare was the perfect location and price.”

The Felxes took full advantage of Onze de la Gare’s six interior design packages that allowed the couple to choose flooring, backsplash tiles, cabinets, door handles and bathroom fixtures.

“The open concept is what I like,” Jeanette said. “When we have friends over, I can cook and talk to our guests.”

At first, she missed her garden and lunch outdoors on the back porch, but after a year at Onze de la Gare, she had settled into the condo lifestyle that includes a heated, saltwater outdoor pool, a fully-equipped gym and fully-equipped reception hall for special events.

They park their summer car, a 2000 Mazda, in one of the indoor parking spots that came with the price of their condo (Onze de la Gare has both indoor and outdoor parking) next to their cold-weather car.

“It’s a friendly environmen­t,” said Yvan, who hosts monthly book-club meetings in the new condo. “We have our old friends and we’ve made new ones here. Young and old, it’s a comfortabl­e place to live.”

Onze de la Gare’s location is not only commuter-friendly, but also shopper-friendly. Restaurant­s, specialty shops and major grocery retail stores are just a short distance away. The recent addition of a Costco puts the finishing touch on convenienc­e for Vaudreuil-Dorion, a town that has definitely arrived.

We didn’t want to go too far from our Dorion friends and Onze de la Gare was the perfect location and price.
