LL sur le Lac, a fourphase project, is to break ground this summer

Adamo Baratta is in what some might call an enviable position as sales director of the prestigiou­s new Laval- sur- l e- Lac project: “There’s not that much I need to sell, really. Just look around you,” he said, walking through the model lobby and sales office on site of the four- phase condominiu­m developmen­t set to break ground this summer at the western tip of Île Jésus.

LL sur le Lac ( aslso known by the official logo L| L) is set to rise on a 350,000- square- foot lot nestled between one of Canada’s oldest and most storied golf courses and the gently winding and rolling waters of the Mille Îles river.

Surrounded by mature, 60- and 70- foot pines and maples, the first building of the Groupe Quorum and Groupe Marsan project will be delivered in fall 2017, Phase 1 of a discrete enclave perched above the confluence of Lake of Two Mountains and the Mille Îles, and backing onto the world- renowned Club de Golf Laval- sur- le- Lac.

With 110 units planned in four buildings, including magnificen­t 4,000- square- foot penthouses, the high- end condos offer all the features that discerning buyers demand and expect — like oversized porcelain tiles, fully finished storage closets, stunning bathrooms, walk- in closets and high- end appliances.

But that’s not what’s really bringing them in, said Baratta, who noted that half of the first phase has already sold since launching in January.

“It’s the locale, surrounded by this beautiful golf course, which is celebratin­g its 100th anniversar­y next year, and a gorgeous river view.

“Some places offer golf- course views; some offer water views; this offers both” — and many units will have nothing but sky and water and trees around them.

“This is it around here. It’s really like a lottery, one in 110 to get a place here like this. This is the last chance for something this upscale anywhere in the area.”

The parcel of land once belonged to the neighbouri­ng golf course and was the site of the greens- keeper’s home, sitting undevelope­d for years before Quorum acquired it 10 years ago, waiting until the “right time,” Baratta said.

Right time for what? “The right time for high- end. Really high- end.

“What we are selling — what people are coming here looking for — is the intimacy of the area, the luxury of living here exclusivel­y amid all these beautiful trees with stunning views.”

Perhaps, but the project valued at approximat­ely $ 85 million — and designed by Lemay+ DAA and Innédesign — features those upscale finishes and furnishing­s, beginning with the striking walk- through lobby that evokes all the exterior elements and offers the same outdoors- inside concept. In the units themselves, those outdoors are further leveraged with spectacula­r floor- to- ceiling windows and nineto 10- foot ceilings throughout the living spaces.

Each six- storey building will feature 24 to 30 condominiu­ms that

range from 1,650 to 2,528 square feet, and penthouses on one or two levels with mezzanine from 3,328 to 4,000 square feet along with 1,500 square feet of terraces covering three walls.

The pride of ownership awakens as residents wind their way down Érables St. toward the water, and is further stoked indoors with the first few steps into their apartment, said L| L sales representa­tive Liliane Rizk.

“When people enter this condo,” she said in the model two- bedroom unit, “they are always wowed by how beautiful and open and naturally bright it is.”

Indeed, the designers really worked on maximizing natural light, the condominiu­ms all boasting those abundant bi- directiona­l windows, with oversized, sleek terrace- style balconies adorned by glass railings and an optional electric powered screen, for even more sophistica­ted looks and unimpeded views.

Units fetch from $ 599,900 to $ 1.9 million plus tax, and at that level “there is no real ‘ base’ standard unit,” Baratta said. “The way it is designed, we can make it any way the customer wants.”

Moreover, said Rizk, “when we do say standard we mean including higher- end features to begin with,” like bathrooms and finishings, appliances, counters, fully finished closet storage systems, walk- ins with pocket doors, largeplank engineered wood flooring, and opaque bathroom walls that bring even more light.

The condos also offer small bright nooks that serve as personal office space, set off from the kitchen and living spaces, “so you don’t have to waste your second bedroom,” Rizk said with a laugh.

All of it is set in a stylish choice of refined colour palettes and textures that evoke the outdoors and upscale contempora­ry living.

“All the common services are in the first building,” said Baratta, adding: “It’s the first project you’ll see where all services are ready to go from the start.

“There’s no waiting around for your pool to be dug or gym to be built.”

Condo fees stand at 29 cents per square foot to cover common services that include a private lounge, heated indoor/ outdoor infinity pool, tennis court and state- ofthe- art fitness studio.

State- of- the- art security is but- tressed by electronic entry control access, and residents will enjoy personaliz­ed, à la carte concierge services.

Once known as cottage country, Laval- sur- le- Lac celebrated its centennial last year, having evolved into one of Greater Montreal’s most coveted upscale neighbourh­oods. Just steps from Highways 440 and 13 — and close to the Laurentian­s, Trudeau Internatio­nal Airport and Laval’s city core — the site is also just a few minutes upstream from the Laval- sur- le- Lac– ÎleBizard seasonal ferry, which carries cars, bicycles and pedestrian­s across Rivière- des- Prairies, and the AMT’s Deux Montagnes train line, with St- Eustache bus terminal just a few minutes away.
