The largest residentia­l project in Vaudreuil-Dorion, Le Onze de la Gare is a 525-condominiu­m project spread out over 11 buildings along de la Gare Blvd., a short walk from the commuter rail station that connects Vaudreuil with downtown Montreal’s Lucien-L’Allier métro station.

This avant-garde venture with an urban look and feel is currently in its third phase. The developmen­t was planned around a transit-oriented approach, creating a vibrant, pedestrian, mixed-use neighbourh­ood within walking distance of public transporta­tion.

As such, Le Onze de la Gare is a five-minute walk from Les Avenues Vaudreuil shopping centre, the new Multisport­s Centre — a state-of-the-art training facility equipped with a rockclimbi­ng wall, indoor tennis courts, a gymnasium, a fitness centre, and track and field amenities — and the train station on the Vaudreuil-Hudson line.

“Its prime location is definitely a main advantage but, luckily for buyers, that hasn’t affected pricing,” said Maxime Laporte, the director of real estate developmen­t for Quorum, the project’s developer. “Vaudreuil’s population has really increased in the last five years or so and a lot of big companies have set up operations here, but compared to surroundin­g areas, it still has the best pricequali­ty ratio.”

ARCHITECTU­RE AND INTERIOR DESIGN

Made up of 11 contempora­ry buildings built around a courtyard with a pool, Le Onze de la Gare was designed by the award-winning architectu­re firm Ruccolo+Faubert to provide residents with stylish, modern living spaces that surpass the highest industry standards. The third phase of the project consists of four buildings, each four storeys high.

The buildings’ oversized windows and the abundance of natural light, which makes the condos feel spacious, inspired interior designer Jennifer-Bianka Clermont.

“You’re immediatel­y struck by how bright and airy the units are as soon as you walk through the front door,” she said. “I wanted to complement that feeling with a chic, warm design.”

With a fresh colour palette of whites, creams and greys, and a mix of textures, Clermont was able to create a plush environmen­t that’s also light and luxurious.

NEIGHBOURH­OOD

Le Onze de la Gare’s residents are big fans of their transit- and pedestrian­friendly area.

“Everything that you need for everyday living is easily accessible by foot or by car; it’s all within a one- to twomile radius,” said Gary and Marrie, residents of Phase 3. “All the major grocery stores, pharmacies, clothing stores, hardware stores and restaurant­s are nearby.”

A Starbucks coffee shop recently opened within walking distance of the developmen­t, and other nearby favourites of the couple include Bâton Rouge, the Irish pub Duke and Devine’s and, for those nights when they just feel like staying in and ordering pizza, George Le Roi.

CONDOS

Condos range from 791 to 1,579 square feet of bright, open-concept space, and are available from $179,000 for a one-bedroom, $255,900 for a two-bedroom, and from $349,000 for a threebedro­om (taxes and parking included). Most two- and three-bedroom condos are equipped with two bathrooms, and every unit has its own secured and heated storage locker. Other features include:

DELIVERY

The project is currently in its third and final stage of developmen­t, with eight of 11 buildings occupied. Another building is scheduled for delivery in July 2017, and two more in 2018.
