LaSalle condo project is in the third of its seven phases

Nestled in a unique area of LaSalle between the Lachine Canal and the St. Lawrence River, Condos LaVie is attracting young profession­als and growing families from all over Montreal. This section of the borough is popular as it’s tucked away from the busy city, but still offers convenient essentials including access to public transit, schools, parks, bike paths, and numerous other amenities.

With two successful phases in the books and five more planned, developers are currently in the third phase, and expect the fourth to begin later in the fall.

“We broke ground with Phase 1 in November 2015,” said Amy Assaad, chartered real-estate broker with Royal LePage.

“If all goes well, the seventh and last phase should be completed by the end of 2019.”

Condos LaVie comprises a total of 84 units, divided into seven phases. Each phase consists of two semi-detached buildings, containing six units each. The condos range from 1,085 to 1,475 square feet, and are priced between $283,333 to $369,284 before tax.

“The project offers potential buyers a modern and comfortabl­e layout that goes beyond the essentials,” Assaad said. “The highlight of our condos is the European modern-style kitchens that are totally customizab­le.”

Buyers can choose from a wide selection of natural wood finishes or cabinet colours, depending on their taste, and more than 15 options — including granite, quartz and marble — are available for the kitchen and vanity countertop­s.

“Our units are characteri­zed by large New York style windows that bring in an abundance of natural light,” Assaad said. “And each unit has a minimum of 15 recessed LED lights installed throughout the unit, so the lighting is great throughout the space.”

Each unit includes two large bathrooms. The ensuite bathroom features a wall-to-wall shower finished in Italian porcelain, while the main bathroom has a bathtub/ shower with Italian porcelain and glass mosaic tile.

Buyers will also have a say in the flooring throughout their units.

“We’re offering clients Canadian hardwood floors, with a vast choice of grains, sizes and colours,” Assaad said. “Among our choices are stained 3.5-inch pewter birch, red and white Canadian oak, and fiveinch exotic Brazilian Ipé wood.”

All units come equipped with air conditioni­ng, an air exchanger, alarm system, video intercom, automated door locking system, indoor parking, a storage locker, and there are security cameras covering the entire building.

The building also provides residents with the ability to enjoy the outdoors.

“Our units have two large balconies,” Assaad said. “The mezzanine units actually occupy two floors and these unique penthouses have a 600-square-foot rooftop terrace complete with a wood deck.”

First-floor units benefit from having a large patio area and include a backyard.

In addition to the high-end customizat­ion options and other perks, what sets this project apart is its location.

“There’s a fine balance between city living and nature,” Assaad said. “Downtown is a 15-minute drive away, but you can also walk to the shores of the St. Lawrence in under 10 minutes, where you can stroll, bike, or Rollerblad­e on the boardwalk and enjoy Rapids Park, a sanctuary for migratory birds, while taking in the majestic view of the river.”

In addition to the waterfront, the neighbourh­ood has several parks for those looking to enjoy more green space and outdoor activities. Riverside Park, for instance, features a running track, football and soccer fields, a baseball diamond, swimming pool and a playground for kids.

“There are 15 parks within a four-kilometre radius of the project, including the famous Angrignon Park, which is a 15-minute walk away,” Assaad said. “The area is quiet, which is ideal for families, but is also convenient­ly near all the essential services.”

English and French schools are located near the project, and access to public transit is steps away from the developmen­t.

“There are also two grocery stores, pharmacies, restaurant­s, a movie theatre, churches, daycares and banks within walking distance,” Assaad said. “And the Lasalle Hospital is a two-minute drive. Honestly, the location, quality of the finishings, and the intimate setting make Condos LaVie very unique.”
