EQ8 CONDOS
Nine-phase project in LaSalle
Located in one of Montreal’s most bustling boroughs, the EQ8 Cité Urbaine LaSalle condo project by Armco is looking to offer buyers the type of high-end complex typically found in the city’s central core. True to its name, the development was planned with personal equilibrium in mind. It’s location allows buyers to enjoy the natural beauty of green spaces such as Angrignon Park and the Lachine Canal, while being steps away from essential services, and a quick metro ride from downtown.
The development is situated next to Angrignon Mall, on Allard Street and Newman Blvd. The first two phases, Tour Newman and Tour Allard, were completed last year and contain 140 and 130 units respectively. With seven new buildings in the works, the complex is set to change the landscape of the neighborhood.
“Besides high end finishings and the overall luxurious feel, what makes this project special is the prime location,” said Amy Assaad, chartered real estate broker with Royal LePage. “It’s walking distance from everything you could need like grocery stores, restaurants, schools, parks, and the metro.”
Because of everything it offers, the community is in high demand, she continued.
“Owner occupants will be in a popular area and won’t have to worry about reselling, and investors can rest assured that they’ll be able to rent their condos in no time,” Assaad said. “The evaluation is rapidly increasing.”
Each of the remaining seven buildings will contain a different number of condos, some of which will be rental units. Phases three through six are currently under construction, and the remaining three buildings are slated to go up next year.
Ranging from $230,000 to $600,000, the development boasts highly competitive pricing, especially considering its units are on the larger side for a multi-building project. Several floor plans are available, from studios to penthouses, with sizes in the existing buildings ranging from 760 to 1,317 square feet. The new phases will have smaller units, starting from 500 square feet, which will be priced at a lower point than the rest of the project.
In addition to being sizable, the condos will feel even bigger thanks to the open concept floor plan, large terraces and balconies, and the abundant natural light provided by huge windows in every unit.
The condos will also feature several luxury finishings including engineered wood floors, quartz countertops, and a mosaic backsplash.
“The panoramic views of Montreal are phenomenal,” Assaad said. “There’s really no other project quite like this nearby.”
In terms of amenities, the developers are working on providing buyers will everything they’ll need for a heightened quality of life. The development has a gym, indoor parking and storage, a reception room, elegant common areas, beautiful landscaping, and plans are in place for a large park to be built in the middle of the complex. Developers are also currently exploring the possibility of adding an outdoor pool.
In addition to the fact that the project is well-priced as is, prospective buyers will also be able to take advantage of a rent-to-own program, which is fairly uncommon in luxury developments like this.
“Anyone who is not ready to buy yet can rent the unit for a year and benefit from all of services offered by the building and its surroundings,” Assaad said. “The following year, 50 per cent of the total rent paid will be applied towards a down payment, should the tenant choose to buy; it’s a way of testing out the development before purchasing a unit and gives occupants plenty of time to explore the neighbourhood and discovery everything is has to offer.”
