Project of the Week: Luxeo offers affordable luxury in the heart of Île-Perrot

With its sweeping views of Lac St-Louis, its outdoor infinity pool and gazebo, and a state-of-the-art gym, Luxeo is more like a highend resort than a residentia­l building.

“The convenienc­e of a resort, where you have everything at your fingertips, is the feeling that we wanted to reproduce,” said Silviu Ion, vice-president of sales and marketing for McGill Immobilier, of Luxeo, the 185-unit condo project that’s being developed by Corsim in Île-Perrot, by the waterfront.

Designed with two seemingly contradict­ory themes in mind — luxury and affordabil­ity — Luxeo’s top-of-the-line units will range from 506 square feet to 1,227 square feet and will be available from $162,000 for a one-bedroom unit to $350,000 for three bedrooms.

“From the beginning, our mindset was that we wanted to position ourselves as affordable luxury on the water,” Ion explained. “We knew that a lot of the people buying at Luxeo would be secondtime buyers from the area, but we wanted to convince people who were renting that they had the buying power to live there as well.”

NEIGHBOURH­OOD

Situated 35 minutes from downtown Montreal and only 2.5 kilometres away from the Île-Perrot train station, Luxeo will be surrounded by several parks — including Henri-Lafleur, des Éperviers and des Tourterell­es — and close to two hospitals and schools.

Within walking distance of a convenienc­e store, restaurant, marina, and sailing club, Luxeo is also less than three kilometres away from two golf courses, making it an ideal residence for boat and golf aficionado­s.

DESIGN AND ARCHITECTU­RE

Standing tall at eight storeys, Luxeo’s style can best be described as sleek and contempora­ry, with a touch of classic Île-Perrot architectu­re. Taking full advantage of the views, the windows are as numerous as they are large, and the balconies will be covered in transparen­t glass, giving the entire building a light, airy feeling.

“When viewed from the water, it will appear to have eight floors, but when viewed from the street, along Perrot Boulevard, it will only look like it has six,” Ion said. “It won’t look imposing and it will blend in seamlessly with its surroundin­gs.”

The reason for the building’s unique perspectiv­e is that it’s along a slight hill as far back on the lot as possible — positionin­g it close to the water and far from traffic — allowing enough space for the developer to add an outdoor parking lot which, in addition to the two floors of indoor parking, gives residents a one to 1.5 unit-to-parking spot ratio.

Indoor parking will be available from the roundabout near the developmen­t as well as Perrot Boulevard, via entrances on the first two floors of the building, where residents will not only have direct access to the lake, but also to parking, without having to use an elevator or go through a maze of corridors.

“When we were working on the plans, we really thought about how to make this building as efficient as possible for the clientele,” Ion said.

CONDO UNITS

With all 185 units having views of the lake, Ion said residents’ biggest challenge will be choosing whether they want to face east or west.

“No matter where your unit is in the building, you’ll have a view of the water — either with the sunrise or the setting sun,” he said.

Condos will also come with:

Ceilings that are over eight feet tall;

Floor-to-ceiling windows; Fully-equipped kitchens; A variety of high-end finishes; and

Wraparound balconies for corner units. Though no units have specifical­ly been designated as penthouses and all residents have access to the same high-quality finishes, several condos have been combined to create larger ones, especially on the eighth floor of the building.

AMENITIES

Outside, a heated infinity pool, gazebo, and manicured grounds will all be available to residents who want to make the most of Luxeo’s ideal waterfront location.

“When you’re in the pool, you’re going to have the impression that it continues into the lake, just like at a hotel,” Ion said.

Inside, a state-of-theart gym with a view of the water, relaxation lounge, and communal salon — Ion referred to these as “extended living areas” — will ensure that both residents and their visitors have access to a variety of spaces to enjoy.

Other amenities include: An elevator; Two levels of indoor parking; and

Outdoor parking for residents and visitors.

DELIVERY AND SALES OFFICE

Breaking ground in February 2018, the first phase of Luxeo — which includes 80 condos — is scheduled for delivery in 2019. The sales office is located at 695 Perrot Blvd., Île-Perrot, Que., J7V 3H5.
