Phase 1 of the four-phase project in Ste-Anne-de-Bellevue is expected to be finished next fall
With most of the cities and communities on the West Island having mature real-estate markets, untouched residential land in the area is hard to come by these days. That’s why renowned Montreal developer Broccolini Construction jumped at the opportunity to build their new four-phase townhouse project on a large plot of land in Ste-Anne-de-Bellevue.
Located across from the Senneville Forest Ecoterritory, which includes 740 acres of preserved woods and grasslands, the new Terra project will offer buyers an opportunity to live in a natural setting.
“Projects like this one are certainly a bit more of a rarity,” said Jean Langlois, director of communications and marketing at Broccolini. “It’s adjacent to the largest expanse of preserved woodlands in the greater Montreal area, even larger than that of Mount Royal.”
In addition to being across from this vast green space, Broccolini is making a point of leaving much of the land around the Terra project untouched as well.
“Large expanses of natural untouched forest land will be preserved and these stretches of woodlands will surround and wind through the development, creating natural green boundaries and establishing the Terra development as a distinct and eco-friendly community,” Langlois said. “Two landscaped community parks will also offer residents of all ages recreational options and the opportunity to relax in a peaceful environment surrounded by the sights, sounds and scents of nature.”
Work has already started on the project, as the land is currently being prepared for construction, and the street that will go through the development and link it to the service road of Highway 40 is underway. Delivery of Phase 1 is expected to be complete next fall.
Terra units will range in size from 1,448 to 2,450 square feet, and include two to three bedrooms, with the option of making another bedroom on the mezzanine floor of the townhouse. There will be five different model layouts to choose from. Most units will also have basement space, in addition to the standard two-car garage.
There will be a total of 130 units in the Terra project, and they will be priced from $449,000 and go all the way up to $755,000.
The exterior of the buildings will be clad with wood and synthetic stone brick, with a large private deck, and a private yard. Units come standard with a central air system for heating and air conditioning, high-performance insulation to improve comfort and energy efficiency, and garages will be pre-wired for electric vehicle charging stations.
Inside the units, buyers will be able to create their ideal space because the project includes many customization options; elements like finishes in kitchens, bathrooms, and more can be tailored to the client’s taste. Buyers will also be able to choose options like an additional full bathroom on the mezzanine level.
“I think that everybody can find something that suits their needs here, from first-time buyers to young families and even empty nesters looking to downsize,” Langlois said. “Obviously, people with active and busy lifestyles will appreciate the virtually maintenance-free aspect that a townhouse community like Terra brings.”
With monthly maintenance fees of roughly $200, Terra owners won’t have to worry about things like snow removal, landscaping in their front yards, and building insurance. The fee will also cover a shuttle bus service to and from the new electric train station at the Morgan Exit on Highway 40. This station, less than a kilometre from the project, is part of Montreal’s

The Terra sales office opened on Nov. 4 and was extremely well received by buyers. Within 10 days of the launch date, Phase 1 had already sold one-third of available units.
“The response has been great,” Langlois said. “We’re selling well and traffic to the sales office has been very positive. Buyers love the project design and the location because it’s on-island, provides easy access to Highways 20 and 40, it’s near the future REM train, and all this while being close with nature.”
