Constructi­on to begin this spring on 35-storey condominiu­m tower

Nestled between downtown Montreal and the Old Port, the newly planned 35-storey condominiu­m tower going up on St-Jacques St. will check all the boxes, especially when it comes to location.

The latest residentia­l Broccolini project will be situated directly across from Square Victoria, replacing the existing TD Insurance building adjacent to the Jean-Coutu pharmacy. With constructi­on slated to start in the spring, the single-phase project will house 258 units upon its expected completion in summer 2021.

The architect behind the project is Montreal-based NEUF architect(e)s. The firm, which operates in all sectors, boasts over 40 years of experience and has designed several landmarks in and around Montreal, including the Bombardier facilities in Dorval and Mirabel, and Le Sanctuaire du Mont Royal. More recently, the firm has created award-winning designs for the CHUM super hospital, as well as the new Altoria condo building at the corner of Square Victoria and Beaver Hall St.

Amazingly, the project has already sold 80 per cent of its available units, following a wave of buying activity immediatel­y after launching on Oct. 14. There is, however, a wide range of units still for sale, including 418-square-foot studios for $292,900, all the way up to 3,952-square-foot penthouses for $4.7 million, excluding tax.

As with Broccolini projects in the past, it’s expected that the new St-Jacques St. tower will contain high-end finishings and be designed to maximize not just functional­ity, but also esthetic appeal.

“Broccolini has been in business in the Montreal area for close to 70 years now,” said Jean Langlois, the company ’s director of communicat­ions and marketing. “We’ve built several million square feet of real estate in these past seven decades and on top of our vast expertise, we put pride, passion and integrity in every project we do. Our L’Avenue project in front of Bell Centre, the tallest residentia­l tower in the city, is a great example of the quality buyers at 628 Saint-Jacques can expect.”

With inclusions like nine- to 13-foot ceilings, quartz or granite countertop­s in both the kitchen and bathrooms, soft-closing drawers, and engineered wood floors, the 628 Saint-Jacques tower will surely please even the most fastidious buyers.

“All units come with European appliances packages and floorto-ceiling windows that will let in tons of light, on top of providing beautiful views of downtown, Old Montreal and Square Victoria,” Langlois said.

As for the tower itself, developers worked to design a look that would be somewhat unique, while fitting in well with the area.

“The architectu­re of the building will marry the past and present and integrate so well into its surroundin­g environmen­t,” Jean Langlois said. “There’s a definite New York chic feel about the building ’s design and it’s something we don’t see often in Montreal.”

In addition to the luxurious touches in the units, the building will also house several amenities in order to offer buyers a convenient and enjoyable lifestyle.

“We’re going to have the highest rooftop pool in the city and a sauna, gym, and lounge that owners can book for private parties,” Langlois said. “The building will also have a two-storey lobby with a private entrance for residents and 24-7 security.”

While these perks are attractive on their own, what truly sets the project apart is its location. Being between Old Montreal and downtown has several advantages. Access to public transit is unbeatable, as residents will be right across the street from Square-Victoria métro stop.

“You literally have access to everything you could think of within one kilometre of the location,” Langlois said.

“And if anything should be a bit further, you’re less than 100 metres away from the métro and the undergroun­d network; the location is second to none.”

Moreover, being situated directly between what are arguably the two most happening parts of Montreal doesn’t hurt either.

“Here, everyday life is anything but mundane,” Langlois said. “Residents will be one step between the charms of Old Montreal and the vibrant heart of downtown; they ’ll have a lifestyle without limits, whether for work or for play, and everything from gourmet restaurant­s, cafés, boutiques, art venues, and more is nearby.”
