YUL townhouses offer style and space in the downtown core

It is the distinctiv­e shift-block architectu­re of YUL Condominiu­ms’ sister towers — the second of which is set to be completed in 2020 — that immediatel­y strikes the eye. This multi-faceted upscale project contains hidden gems worth a look: brand-new ultra-luxurious townhouses.

“With only 17 available, one might say the YUL townhouses are limited edition,” said Kheng Ly, founder, president and CEO of Brivia Group, which heads the project alongside Tianco Group. “It’s a unique chance to experience urban living at its finest.”

The YUL townhouses lie along Overdale Avenue, immediatel­y adjacent to the towers. Each 2,400-squarefoot home has a private elevator that serves the basement and the three upper floors. Exquisite architectu­ral detail, luxury finishes, nine-foot ceilings, and an abundance of natural light define the spacious interiors. The layout includes three bedrooms, three full bathrooms and two powder rooms.

Residents may access the townhouses via a common driveway leading to private garages. Once inside, they will find ample room to park two vehicles in tandem. Soaring 14-foot ceilings, stylish lighting and white painted walls create a sense of airy openness. A compact storage area is tucked underneath the staircase and a larger one stands beside it.

Ascending to the ground floor, the open-concept main living area flows seamlessly into the kitchen and dining room. Here, owners can put their own personal stamp on the interior design. Starting from the floor up, there are three stylish colour palettes to choose from, plus a premium finish if buyers wish to upgrade.

The top-of-the-line Scavolini kitchen includes a pullout pantry, a double refrigerat­or and a Bertazzoni gas range that is highly coveted by profession­al chefs. Owners can further customize the kitchen with their choice of quartz or granite to adorn the countertop­s and backsplash­es.

“Because it has become de rigeur, we have made sure to integrate the very latest in smart home systems as seamlessly as possible throughout each townhouse,” Ly said.

Floor-to-ceiling windows cover one wall with a patio door providing access to the back garden. Privacy is ensured in the 18x12-foot green space by the surroundin­g six-foot cedar hedge and wrought-iron fencing. A small gate at the back opens onto a footpath, which leads to YUL’s stunning 23,000-square-foot common garden, designed by Michel Langevin of NIP Paysage. There, residents can enjoy access to the amenities that surround it, such as the indoor and outdoor pools with full water circuit, a gym, and a wellness centre. They can also mingle with neighbours in the Phase 1 tower’s exclusive Sky Lounge on the 38th floor or enjoy the garden level space, which can be used for private events and parties.

A striking glass-railed staircase with hardwood treads leads to the second floor. On this level, two spacious bedrooms stand ready to welcome children or guests, each with its own ensuite bathroom. One of the bedrooms features a walk-in closet; the second is fitted with a more compact version. In between the two is where the laundry area can be found.

A true master retreat awaits on the third floor. The bedroom area measures an impressive space, easily accommodat­ing a king-size bed. Beyond it lies the luxuriousl­y appointed master bathroom, with double-sink floating vanity, fully appointed shower and built-in tub. A small open area can be used as a home office or den, or be closed off to create a fourth bedroom.

“It leads to a balcony overlookin­g the 23,000-squarefoot garden,” said Ly. “A feature that is a Montreal tradition, both in its appearance and in the way people enjoy using them.”

The balcony is just one of the many carefully considered features incorporat­ed into the design by Menkès Shooner Dagenais Letourneux Architects, which is also behind landmark projects such as the Grande Bibliothèq­ue, Maison Manuvie, Maison des étudiants de l’ÉTS and CHUM Research Centre.

“The townhouses add yet another facet to the project’s unique mix of housing units,” said Anik Shooner, the firm’s president and co-founder. “They were designed to complement the high-rise tower on René-Lévesque Boulevard and create a transition towards the low-rise buildings located on Overdale Avenue.”

A universal joy of urban living is having a rooftop terrace. Each YUL townhouse is crowned with one, a perfect spot in which to enjoy private moments or to entertain. Accessible by elevator, the terrace includes a built-in outdoor kitchen equipped with a stainless-steel barbecue, a sink, refrigerat­or and storage. A separate lounge area includes a fire pit feature, and the entire terrace is protected from prying eyes by means of strategica­lly placed privacy screens.

The YUL townhouses will be ready for occupancy in September. A model unit showcasing the project’s many features is located at 1431 Overdale Ave. YUL townhouses are priced at $1.8 million plus taxes, all appliances included.
