Modern condos designed to ‘harmonious­ly blend into the surroundin­g centennial buildings’ of St-Henri

While Montreal’s condo boom continues to dominate real-estate news in much of the downtown core, surroundin­g areas are also providing buyers with amazing alternativ­es located just minutes from the city’s centre. Among these communitie­s is the St-Henri neighbourh­ood in the Sud- Ouest borough.

Historical­ly, the area was a bustling industrial sector with factories serving the needs of the entire country. But much has changed over the years and, while odes to its past can be found in the form of many beautifull­y preserved buildings, the area today is best known for its wonderful restaurant­s, cafés, locally owned businesses, and convenient­ly located amenities and services.

Put simply, St-Henri leaves little, if anything, to be desired, which is why many developers love building in the area. Currently under constructi­on in the neighbourh­ood is a project called Vision 62. Located mere minutes from the Atwater Market, Lachine Canal, and Lionel- Groulx métro station, the single-phase developmen­t on Rose de Lima Street is slated to be modern and trendy, with only 62 units available for sale.

“The project is offering one- to three-bedroom condos with a balcony, high ceilings, huge windows allowing for a lot of natural light,” said Amy Assaad, chartered real estate broker with Royal LePage, and the listing broker for the Vision 62 project.

“The condos are being built using high-end materials such as a concrete structure, quartz countertop­s, polished concrete floors, Italian tiles and energy-efficient windows. When everything is complete, their appeal will be distinct and elegant.”

Units will range in price from $169,900 plus tax for a 400-squarefoot studio, up to $619,900 plus tax for a 1,427-square-foot, two-floor penthouse. Undergroun­d parking will also be available for purchase for an additional $40,000 plus tax.

In terms of design, the building itself is being crafted with a sophistica­ted look that will suit the neighbourh­ood.

“It’s been designed to harmonious­ly blend into the surroundin­g centennial buildings within this ever-changing area,” Amy Assaad said. “There will be a big rooftop terrace with barbecues, lounges with breathtaki­ng mountain and downtown views, and a landscaped courtyard as well. And, of course, it will include basics like elevators, an air exchange system, air conditioni­ng, intercom, and an electric garage door system.”

The developmen­t is slated for delivery beginning in October.

“Vision 62 offers buyers affordable quality and unique architectu­re; not only is the constructi­on itself top quality with urban style and modern units, but the surroundin­g amenities add value and make the location very appealing,” Assaad said.

“The neighbourh­ood is really unbeatable for anyone who wants to be close to everything they need, including downtown Montreal.”

Given how strategic the location is, developers are expecting to attract a variety of buyers — from young profession­als and families, to empty nesters looking to downsize.

The community offers buyers the opportunit­y to live not only a convenient lifestyle, but also to be part of a bustling area with a truly wonderful social scene. Whether you’re into paddling a kayak down the Lachine Canal and biking along its pathways, or discoverin­g new culinary delights and unique independen­t boutiques, St-Henri will not disappoint.

“Vision 62 is a modern and trendy constructi­on at an affordable price, and everything you could need is within walking distance,” Assaad said. “It will allow buyers to discover the perks of true neighbourh­ood living.”
