Prima on the Park

Prima on the Park is aptly named, for it occupies a prime spot: the corner of Gendron and des Frênes Avenues in Pointe-Claire. As well, the new townhouses overlook a two-acre park. And as a facet of the larger Quartier Greenwich project, it holds many other attraction­s.

“Prima on the Park is ideal for buyers looking to grow a family,” said Marc André Roy, associate partner at Sotramont, the project’s builder. “Or for anyone who wants the peace of mind that comes with buying from a company with 50 years of know-how behind it.”

Roy, whose father founded Sotramont, says Prima on the Park’s family focus is a fitting tribute to the business in 2018, its jubilee year. As with the company’s BoisFranc project in St-Laurent a quarter century ago, these new townhouses are built for longevity.

Buyers can sleep easy knowing their home’s value will be maintained or increase over time.

“This type of project is a first for the area,” Roy said, “We believe in not only creating a community, but adding value to it.”

Prima on the Park is ideally situated in the wider community. The suburb of Pointe-Claire is renowned for its mix of historic charm and modern developmen­t. Residents can enjoy miles of biking trails along the lakeshore, the renowned aquatic centre, quaint Pointe-Claire Village, plus the convenienc­e of several suburban shopping centres.

In addition to a high-quality school system and numerous public parks, residents will have access to more than 9,600 square feet of private shared green space, and a 450-square-foot terrace all their own.

Residents can leave their private undergroun­d garages and, in minutes, be on one of two major highways. As well, it is a short walk to existing commuter train stations, the proposed new REM station, or any number of express bus lines. The developers are also working with the city to ensure optimum access via foot or bicycle for people in the neighbourh­ood.

Designed by Coursol-Miron Architecte­s, Prima on the Park townhouses are available in two- and three-storey versions. As with all Quartier Greenwich developmen­t units, the new townhouses will present elegant exteriors. They will complement the neighbouri­ng Momentum and Square Equinox 3 projects, with clean, contempora­ry lines and clay brick front façades adorned with aluminum details. Prima on the Park homes will, however, possess one highly distinctiv­e architectu­ral feature.

“The sloped roofs and peak details over the windows give a nod to traditiona­l architectu­re found in Pointe-Claire,” Roy said. “The effect is very modern and yet familiar at the same time.”

The project comprises two-level units of up to 2,448 square feet and three-level units of between 2,688 and 2,963 square feet. Both include additional basement space and an indoor garage, and are available with different floor plan options.

Phase 1’s two-level units are sold out, but six threelevel units remain with prices starting at $545,900, taxes included. Each townhouse features three to four bedrooms and a full bath and powder room, with the option of adding a second full bath on the third-floor mezzanine. An additional 26 units in Phase 2 will be available to purchase in 2019.

“As well, we are the only project in the province to offer a dual-energy heating system,” Roy said, “which can mean substantia­l savings for homeowners.”

This type uses two energy sources: electricit­y and natural gas. A smart system, it automatica­lly alternates between the two, burning kilowatts when the rate is lower, switching to gas when that presents the more economical option.
