At the end of 2018, Devimco was selected by Club Sportif MAA to develop an exclusive $150-million real estate project — MAA Condominiu­ms & Penthouses — located directly above the former Montreal Amateur Athletic Associatio­n (MAAA) that was originally establishe­d in 1881.

The 33-storey project will feature a completely revitalize­d, state-of-theart environmen­t for its 2,800 members, as well as a stylish mix of 300 condominiu­ms, executive suites and penthouses.

“The history of the athletic associatio­n and the exclusive nature of a private club is at the very core of our design strategy,” said William Atkinson, the architect for Devimco. “We wanted to capture the spirit and prestige of the MAA and infuse it into every part of the design.”

A budget of $20 million is also being planned for the reconstruc­tion of Club Sportif MAA, which has undergone numerous renovation­s over the years.

HISTORY

Born from the merger of three founding clubs — the Montreal Snow Shoe Club, Montreal Lacrosse Club and Montreal Bicycle Club — the MAAA was created to provide young Montrealer­s with a place to practise competitiv­e sports in Westmount. The associatio­n moved to its current location on Peel Street, just south of Sherbrooke Street, in 1905 to welcome a larger membership.

The home club of Canada’s first Olympic gold medallist, Étienne Desmarteau, who was a police officer in the city, the MAAA also played host to four Stanley Cup winners and a Grey Cup champion.

NEIGHBOURH­OOD

Located in the Golden Square Mile, which at the end of the 19th century was where the country’s wealth was concentrat­ed, the new MAA Condominiu­ms & Penthouses will pay homage to the neighbourh­ood’s rich history.

“We added inserts of golden metallic cladding throughout the tower, at key levels, to illustrate the neighbourh­ood in the architectu­re of the tower,” Atkinson said. “Part of the third floor is going to be dedicated to wellness, with a small gymand full spa. We designed the floor in a very contempora­ry way, but with the feel of what a club in the 1920s or ’30s was like.”

Today, the area plays host to a variety of trendy shops, restaurant­s and bars, as well as both McGill and Concordia universiti­es, the McCord Museum and the Montreal Museum of Fine Arts.

DESIGN AND ARCHITECTU­RE

“The entire sports club is being rebuilt into a stateof-the-art facility, but we’re keeping the historic façades of the existing building. The whole stretch on Peel and a major part of the side façade, which is in the alley, will be restored,” Atkinson said.

“For pedestrian­s, there won’t be much difference to the landscape of the street; we’re keeping it as it is now, but we’re going to be repairing the entire façade, bringing it back to its former glory.”

Dev i m c o will be working with architects Lemay Michaud as well as the city of Montreal, Heritage Montreal, the Ministère de la Culture et des Communicat­ions, and a consultant in historical preservati­on for the project.

Condos, executive suites and penthouses

The first three floors of the project will be dedicated to the 45,000-square-foot Club Sportif MAA, followed by a mezzanine reserved for residents. The first 17 residentia­l floors will contain classic, high-end condos that range from studios to three-bedroom units.

The 21 st floor will house some of the project’s amenities as well as five unique townhouses: twostorey units with private terraces. The next eight floors will be dedicated to executive suites — extraspaci­ous units that range from two to three bedrooms — with views of either downtown orMount Royal.

The last three floors of the project will house the penthouses.

DELIVERY AND SALES OFFICE

Sales for MAA Condominiu­ms & Pe n t h o u s e s , which is currently in preconstru­ction and scheduled for delivery in 2021, begin this month. Constructi­on is slated to begin in August. The sales office is located at 4120 Ste-Catherine St. West and will open in the spring.
