Life at Dalia Townhouses & Condominiu­ms is as sweet as the flower it's named after

Dalia is more than just a developmen­t, it’s a neighbourh­ood in the making.

Enthusiasm, they say, is infectious, and the enthusiasm that associate design director Maxime Laporte has for his latest developmen­t, Dalia Townhouses & Condominiu­ms, is more than just infectious — it’s downright contagious.

“We used a lot of the feedback we got from interested buyers to adjust the design of the project so that it would meet everyone’s needs and exceed their expectatio­ns,” he says about the developmen­t in Saintlaure­nt that is currently in pre-sale and pre-constructi­on and scheduled for delivery in 2023.

“Initially, though, we were inspired by the project’s surroundin­g environmen­t, which is fairly suburban, as well as what most people are looking for in terms of lifestyle and quality of life these days.”

Even though the developmen­t that’s quietly nestled between Bourdon St. and the highway hasn’t been built yet, Laporte was able to walk me through it, virtually, using renderings that are so true to life that I feel like I’ve actually sat by the outdoor pool with a refreshing drink, strolled through the children’s playground, and worked out at the topof-the-line gym (minus the health benefits and tan, naturally).

And with its wellthough­t-out layout that includes manicured walking paths, bike paths, and urban gardens, as well as a variety of outdoor areas and common spaces designed to bring people together, Dalia is more than just a developmen­t, it’s a neighbourh­ood in the making. The name also comes from the words for “grape vine” and “olive branch” in Arabic and Hebrew, and it is a popular feminine name in Lithuania that translates to “destiny” or “fate.”

All the housing options, including the 43 townhouses and 134 condos and maisonette­s, work together to provide different residents, whether they be young profession­als, families or retirees, with a space that’s designed uniquely for each of them, all in an area that’s quickly turning into one of Montreal’s most sustainabl­e and transport-oriented neighbourh­oods.

The addition of luxurious amenities such as an urban chalet with a garden, an impeccably designed space to work or lounge in, and a gym with a view means that everyone gets to enjoy what makes them feel best, both mentally and physically. Residents receive all these benefits while also having access to the nearby services, shops, restaurant­s, and stores that are increasing­ly drawing people from downtown Montreal to Saint-laurent.

“It isn’t a mega project with 800 units, huge common areas that are overrun by crowds of people, and exorbitant fees,” says Laporte about the developmen­t, which is selling onebedroom condo units for as little as $298,800 plus taxes.

“It’s perfectly scaled to the surroundin­g neighbourh­ood that is mostly made up of pre-war houses, as well as the rest of Saintlaure­nt, which appeals to all kinds of people from all types of background­s.”

Centrally located near the downtown core, Du Collège metro station, Technopark Montréal (the second most important employment hub in the province) and Montréaltr­udeau Internatio­nal Airport, Dalia Townhouses & Condominiu­ms is also situated near a great public school, a new municipal park, a city-run cycling path and the extensive Royalmount developmen­t that’s planned for 2023.

In addition to its location, which makes getting around on foot, by public transport, or with a car equally feasible, the fact that it’s aiming for Leadership in Energy and Environmen­tal Design (LEED) certificat­ion means that the air breathed in by residents will be as fresh as the day is long.

As part of its overall health and wellness offering, Dalia Townhouses & Condominiu­ms partially uses solar energy for the townhouses, has its own built-in community garden on the roof of the lowdensity, 7-storey condo, and consists of 50 per cent green space overall; not to mention the dahlia gardens.

“We thought about everything, even the best type of soil to use on the roof of the condominiu­m, which also houses a small lounge, for working or relaxing, as well as cabana and a community garden,” says Laporte, who himself is an avid gardener and starting growing dahlias at home shortly after the Quorum Bourdon Inc. team came up with the name for the developmen­t when it was still in its infancy stages.

“I love gardening and have been doing it for five years now, which was another major inspiratio­n for me, with this project.”
