Reminiscent of a home in the English countryside, or a fairy tale cottage, 372 Rosewell Ave. offers a charming curb appeal. The white stucco home is set on a professionally landscaped 33x100-foot lot that has mature trees, a garden trimmed in stone and pots of flowers that provide splashes of colour.

Built in 1921, the house was completely renovated by the previous owners after they purchased it in 2006. Before the renovation, it had an outdated ’70s-style closed-in kitchen. A wall was removed to open it up to the dining room and the space was completely updated with hardwood flooring, granite counters, an enormous breakfast peninsula and top-of-theline stainless steel appliances.

“The best feature of this house, aside from its great location, is the open-concept gourmet kitchen overlooking a very private rear yard,” says listing agent Charles Zimmerman of Royal LePage Real Estate Services. Stone steps lead from the patio to a playhouse.

A dark wood front door with a leaded glass panel opens on to a foyer, conveniently equipped with a closet with a mirrored door and two windows for natural light.

French doors separate the foyer from the living room, which has crown mouldings and a fireplace with a new gas insert and custom bookshelves. All of the flooring and lighting on the main floor was replaced.

Hardwood was also added on the second floor. The bathroom was gutted and new heated flooring, a custom vanity and a heated commode were installed.

The lower level was gutted and lowered to create a playroom that offers kids lots of space to run around. It has its own three-piece bathroom.

“Post-renovation, 372 Rosewell affords the owners much better entertaining flow in a family home filled with the warmth and character of an older home with all the modern amenities of a new one,” Mr. Zimmerman says.

“It is across from the highly sought-after John Ross Robert- son Public School and a short stroll to Glenview Senior Public and Lawrence Park Collegiate,” Mr. Zimmerman says. “The Lawrence subway, great shopping and restaurants are an eightminute walk away.”

A walk to and from local amenities will take the new owners past the multi-million dollar properties that surround this house. “It is ideally suited to a family looking for a movein condition home in one of Toronto’s best neighbourhoods,” he says. “A similarly sized unrenovated home in the area just sold for $1.422-million and will need a significant amount of work to bring it to the level of 372 Rosewell, which is in movein condition.”

“At this price Rosewell is, believe it or not, an entry-level Lytton Park home, where many in the area sell for upwards of $4-million, and is a very fine value proposition for those looking to locate near many of Toronto’s finest private and public schools,” Mr. Zimmerman says.
