Lakeview and Andrin now have their ducks lined up on an infill site in Newmarket

- By Jack Kohane

Newmarket can rightly gloat. This once-sleepy Quaker quarter north of Toronto, the site of the first business opened by department store owner Robert Simpson, can also number comedians Jim Carrey and John Candy among its hometowners.

The latest real estate light in town is Glenway in Newmarket, a massive project by Torontobased Lakeview Homes in part- nership with Andrin Homes. A former golf course at Davis Drive and Yonge Street, the 60-acre property was sold to developers about five years ago and is now ready for houses.

“Glenway will appeal to a mix of young families, move-up buyers and empty-nesters,” says Lakeview’s Rob Montemarano. “The most important feature is the location.” It’s walking distance to everything — transpor- tation, shopping, recreation, schools, movie theatres.

Some of Newmarket’s most noticeable landmarks are close to the Glenway development: Upper Canada Mall; Southlake Regional Health Centre; and the Main Street Heritage Conservation District, where eclectic shops are housed in century-plus buildings; and a slew of parks and recreation areas. Thornton Bales Conservation Area is famous for its steep slopes and rugged beauty, a designated Area of Natural and Scientific Interest and part of the Oak Ridges Moraine, itself home to local wildlife.

There are two ponds in town: Fairy Lake, a popular recreational magnet drawing hundreds to its shores, and Bogart Pond, a former mill pond. Lake Simcoe is a short drive north from Newmarket.

“From Glenway, it’s minutes to elementary and high schools and Seneca College,” Montemarano says. “And there are plenty of big box stores just north on Yonge.”

Transportation connections are steps away. The VIVA transit line, the GO Transit station, and Highway 404 wend their way to and through Newmarket, helping make commuting a bit less of a tortuous trek.

In 2013, MoneySense magazine ranked Newmarket (pop. almost 80,000) fourth out of the Top 10 Small Cities in Canada in its Canada’s Best Places to Live in 2013.

Lakeview Homes is building Glenway’s collection of bungalows and two-storey detached homes on 50-foot lots. The home designs combine brick, stone and stucco. “Our home designs come with ample living space under nine-foot ceilings,” Montemarano says. The kitchens feature extended uppers for added storage, as well as extended breakfast bars. Lakeview’s bungalows range from over 2,284 to 2,520 square feet; priced from the $800,000s. Occupancy is the end of 2016 (glenwayliving.com).

The first phase of 74 twoand three-storey townhomes (slated for market launch in mid-October) is being built by Andrin Homes in an array of designs and floor plans.

“Glenway is an opportunity for buyers to move into a fully established neighbourhood,” Anne Marchildon, Andrin’s vice-president of sales and marketing, says. “Unique to Glenway is that there are no other townhomes in the area, so this is an ideal way to get into the townhouse market for a price in the $500,000s.”

Andrin’s two-storey Glenway towns (also due to launch in mid-October) range from about 1,500 to 1,900 square feet. Some floorplans allow for a partially finished lower level, accessed by an additional staircase that lets natural light flood the interior from the extended windows at the home’s rear.

Its three-storey models are from 1,680 to 1,950 square feet, while also providing the option for a den/bedroom on the ground floor with a threepiece ensuite. “Or it can be transformed into a spacious home office,” Marchildon says.
