Sylvia Min wanted to replicate one of the site’s corner units in the sales centre for St. Lawrence Condominiu­ms. The only problem — one of the best features of the suite is its extensive windows, while the windows in the model aren’t real. “The actual unit is going to be really light and airy, and because we couldn’t achieve that look without real windows, we wanted the interior to somehow reflect it,” says Min, of Guidelines Advertisin­g. So she opted for a largely white-on-white palette, using texture to enhance the look, for a warm, modern design. “It’s clean and crisp,” Min says. Suites at the Cityzen Developmen­t and Fernbrook Homes site range from 527 to 1,061 square feet and $373,900 to $688,400. White dining chairs from Niche Decor add texture, with faux crocodile leather seats framed in chrome. They’re paired with a glass-and-chrome dining table. “Because it’s a small space, we wanted it to be as open as possible,” Min says. “A glass table helps achieve that.”

White Euro-laminate kitchen cabinets have a wood grain look that adds warmth, keeping the space from feeling too austere. While contrast is kept minimal in the suite, the dark grey granite countertop adds just enough, while a dynamic hexagonal-tile backsplash creates a trendy touch.

Reflective surfaces such as chrome and mirror lend the suite a modern aesthetic, while making the space sparkle. This custom coffee table is one example, featuring a mirrored finish with a bronze tint. “It brings in some of the warmer tones of the (wood laminate) floors,” Min says.

A custom offwhite sofa has a linen-like texture, with throw pillows in bronze and a multi-toned pattern to accentuate the room, while still “keeping it neutral, without strong colours,” says Min. She’s paired the sofa with an off-white leather-and-chrome chair from Shelter Furniture.
