That old familiar feeling

For developer Peter Freed, there’s something of a personal connection to the neighbourh­ood surroundin­g his new project, 346 Davenport. “I grew up just north of there,” says the president of Freed Developmen­ts. “My parents live very close to the property, so I’ve always been going to that block.” That history could give him some insight into the buyers coming to the Yorkville-adjacent location of Davenport and Avenue roads. Many of them are moving from homes close by — whether it be Forest Hill or The Annex, looking to be close to Bloor Street, the subway and Yorkville’s shops and restaurant­s. “It’s a unique triangle there, with Designers Walk and of course Casa Loma just on the top of the hill,” Freed says. “It has a lot of unique character. It’s downtown, but it’s not all the way downtown.”

150 Steps: Cooking is optional here, what with so many dining- out options nearby. Go for French cuisine at Le Paradis Brasserie Bistro, or travel just around the corner for tacos and tortillas at Play Cabana. A bonus: design- savvy people watchers can spend their meals looking out for their favourite local designers. Designers Walk — the city’s hub for interior design — is just a few minutes from the site. “There are also galleries on Davenport, just east of Avenue Road, and there’s lots of great furniture stores nearby,” Freed adds. “Davenport has so much character.”

350 Steps: Nothing is far away here — not with the Dupont subway station only six minutes from the site. From there, you can go anywhere in the city. Or you might just want to go for a walk instead — maybe through nearby Sir Winston Churchill Park or Ramsden Park.

600 Steps: Hazelton Lanes is just a 10-minute walk from 346 Davenport. There, you’ll find boutique shopping, Whole Foods Market and an Equinox fitness centre. Bloor Street and Yorkville are just as accessible — a selling point for buyers, says Freed. “We’re getting the same type of buyers as Yorkville, but who don’t want to pay the extra $ 300 or $ 400 a foot to actually be in Yorkville,” he says. “And a lot of people don’t want to be literally in something, they like to be close to it. I think this is a perfect example of that.”
