Edenbridge 10 Edenbrook Hill (Royal York Road and Eglinton Avenue West) Asking price: $3.988 million Taxes: n/a Bedrooms: 4 Bathrooms: 5 MLS# W3668946

Downsizing means different things to different people. The owners of 10 Edenbrook Hill built their approximately 3,800- squarefoot home as a condo alternative, says listing agent Paul Nusca of Royal Lepage Real Estate Services.

They wanted everything, including the master suite, to be on the main floor and the guest bedrooms ( including a second master suite) on the upper level. Nusca says it’s an increasingly popular design with boomers, who want either a master suite on the main floor, or elevator access to the second floor.

The home was rebuilt about two years ago. The original foundation was retained and the footprint was enlarged. Large windows and glass doors bring in light and views, and cathedral and vaulted ceilings add to the airy feeling throughout the brick home.

A dramatic two-storey foyer has walnut- panelled walls and an open, wood staircase. Designed for entertaining, the home has a large formal dining room with a domed ceiling and space for lots of guests.

This property was designed for entertaining inside and out, with the large backyard space connected by walkouts from the kitchen/ family/breakfast room, Nusca says. The kitchen has custom cabinets, luxury appliances, Caesarstone and marble counter tops, an island/ breakfast bar and a pantry.

The home has one outdoor and three indoor gas fireplaces, including one in the family room. The breakfast area offers a place to relax over coffee and Sunday brunch.

The executive residence is in Edenbridge- Humber Valley, “one of Toronto’s most upscale neighbourhood enclaves,” Nusca says.

The 85x150- f oot manicured lot backs on to the greens of the St. George’s Golf and Country Club, a host site for the Invictus Games 2017 this September. Windows that stretch across the back of the house provide long views. The homeowners and their guests can sit back and watch the world, or at least golfers ( and maybe a prince), go by from the comfort of a covered patio set up for al fresco dining for a crowd.

A sunny patio provides a place to catch a few rays, or catch up with friends, or the family’s happenings of the day. It’s within walking distance of Humbertown schools and one bus ride from the subway.
