“This is a home. We’re building homes here,” says Sam Mizrahi. With end users the prime market at his new site, The One Residences, the president of Mizrahi Developments worked with Foster + Partners to build an esthetic that was welcoming but sophisticated. It also needed to reflect what Mizrahi calls “the soul of the building” and the energy of the project’s Yonge and Bloor location. “We wanted to create a timeless look, but yet fresh,” he says. “You look at the colours and you look at the textures and the layering that’s been done … it’s both hard and soft at the same time, and it’s modern but still anchored in tradition.” Suites at the site range from 1,100 to 6,300 square feet, and from $1 million to $24 million. Light grey wood cabinetry gets a unique twist with frosted glass fronts — rippled for texture and a modern take. Miele appliances are integrated in for a clean esthetic, while champagne-toned metal hardware picks up on the building’s exterior architecture. “It’s the same colour as the exoskeleton,” Mizrahi says.

Grey Lace marble is used for the kitchen backsplash and countertops, with a waterfall island for ultimate impact. “It picks up on the wood cabinetry and on the frosted glass, and also creates a great backdrop definition to the champagne metal hardware pieces,” the developer adds.

“It’s a very modern, transitional design in terms of what’s being done, but it’s very elegant and fresh,” Mizrahi says of the glass wall behind the living room sofa, which again incorporates champagne metal accents. The design feature will eventually be integrated into the site’s common areas.

Light grey, cream and chocolate brown are used throughout the living room, which features contemporary furniture that pulls on classic inspiration. Texture, meanwhile, adds dimension. “It’s very warm — the colours are warm,” the developer says. “It’s very sophisticated but still has a lot of energy to it.”
