This home has the wow factor

Atradition­al home with a beautiful transition­al interior, this 3½-year-old custom residence is the perfect place to cocoon with the family or entertain in grand style. “The clients wanted a classic home to suit the neighbourh­ood but with modern elements to give it a contempora­ry edge,” says interior designer Robyn Clarke of Robyn Clarke + Co. “The mouldings, panelling and doors have straight lines and a clean look. The ceiling details are simple and clean, not fussy. The transition­al interior works with contempora­ry or traditiona­l furnishing­s.”

“The space and layout are excellent,” says listing agent Andre Kutyan of Har vey Kalles Real Estate, who has listed the home with Robert Greenberg. The approximat­ely 4,100- sq.- ft. home “has large principal rooms for entertaini­ng. In addition, this is a true family home with a large open- concept kitchen and family room. The sellers have two kids and they spend 90 per cent of their time in this room. Cameo Kitchens manufactur­ed all of the kitchen cabinets, vanities and built- ins throughout the house.”

The kitchen has white cabinetry, a grey linear marble mosaic tile backsplash, a unique stone slab detail over the range and high-end stainless steel appliances. Some upper cabinets feature glass doors. “The glass adds another finish and adds interest and keeps the space airy,” Clarke says.

A fresh neutral palette that’s current and classic is a backdrop to oversized, highend light fixtures that add a wow factor. A grey raw mar- ble floor extends from the foyer through the main hallway. “It’s a rare colour and adds visual warmth and texture,” she says.

The most unusual f eature is the almost 19x18- ft. fully-equipped home theatre, Kutyan says. “It is located underneath the garage. It was quite expensive to excavate and support the garage above with steel and concrete. The big advantages are that you gain extra space that would not normally be excavated and the theatre is essentiall­y in a concrete box, so it’s perfect for sound proofing.”

The 50x131-ft. lot is perfect for garden parties. “It has a salt water pool, a hot tub and a cedar cabana with an outdoor shower,” Kutyan says. “Three double doors from the kitchen/family room lead to the deck and pool area.”
