A CLASS OF ITS OWN

- Connie AdAir

Collingwood

171 Osler Bluff Rd. (Highway 26 and Mountain Road) Asking price: $6.388 million Taxes: $32,939 (2018) Bedrooms: 5 Bathrooms: 5 EXCLUSIVE

Listed for $6.388 million, this property (likely to be a second or even third home for someone who has a place in the GTA and another house some place warmer) is the most expensive home in the area, and justifiably so, says listing agent Marla Simon of Royal LePage Locations North.

“The residence is just less than 10,000 square feet and is set on 55 acres of prime development land,” she says. “It’s well set back from the road with full services, bordered by Silver Creek to the east and with fabulous views of Blue Mountains. There are few locations to rival it.”

In Collingwood, residential sales of more than $1 million have increased from five in 2016 to 13 in 2017. And 13 have sold so far this year. “In the Blue Mountains, across the street, sales over $1 million have increased to 44 year-to-date in 2018,” Simon says.

Winter is approaching and “many buyers are looking now,” she says, adding it’s a good idea as “prices are rising due to a shortage of options and our labour shortage. It’s getting more expensive to acquire land and hire workers to build homes.”

This home offers mountain views from most rooms, including the living/dining room, family room and the master suite, which has a spalike, en-suite bathroom, an enormous dressing room and its own staircase to the main floor.

The kitchen/family room has a gas fireplace that is cosy and inviting. The formal living/dining room provides entertaining space while the recreation room, with its custom-built bar and pool table, is the ideal spot for children and family to enjoy time together when not on the slopes or the golf course, she says.

There is also an indoor squash court.

When the weather is warmer, the owners and their guests can “enjoy summertime dining in the three-season Muskoka room," she says.

Simon describes the backyard as a “pool/hot tub/backyard oasis/party place.” The lushly landscaped property also has a pool house with a powder room and a laundry. “Tucked into the trees behind the house is a spacious barn that can be used for storing snow mobiles, boats and kayaks or ATVs. Or add stalls and keep horses year-round,” she says.

With ski season just around the corner, its proximity to ski clubs is another drawing card. However the residence was made to enjoy year-round, with golf, boating, hiking and biking also nearby.
