DEMAND FOR STONEY LAKE PROPERTIES

In this area, the market is quite good. There is always more demand for Stoney relative to other lakes in the area, says listing agent Jay Burton.

“There was a noticeable shift from 2016 to 2017, which has continued through this season…. The area is becoming more popular, with more buyers but fewer sellers over the past two seasons.”

Burton says that “typically families, anyone with kids or grandkids, are drawn to Lower Stoney. Juniper Island is within very close proximity to the property, and is a massive draw for families.”

Annual regattas and organized sailing races have been held at the island since the 1880s. Juniper Island’s original buildings are maintained by the Lower Stoney Lake Cottagers’ Association, which has numerous amenities and events, including dances, triathlons and movie nights.

The house, custom built in 2002, “will appeal to anyone looking for a high-end property on a very desirable stretch of shoreline on Lower Stoney,” he says. The house offers 1,812 square feet of living space and the property has 140 feet of water frontage.

“The cottage is set up nicely for larger families or anyone who likes to entertain. The two-level floor plan offers two separate living areas, so privacy between extended family or guests is easy to maintain if needed.”

Because this is a fourseason property that has as much to offer in the winter as the summer. “Stoney is beautiful in the winter and has many winter activities available,” Burton says. There’s snowmobiling, snow shoeing, cross-country skiing and ice skating.

And now is a great time to buy and start enjoying the property. “There are fewer active buyers at this time of year, so there’s less competition.” Listing Broker: Royal LePage Frank Real Estate (Jay Burton and Gail Burton)
