‘The seller saw the property 13 years ago and fell in love. Its 50 acres are overlaid with walking and riding trails that intertwine through the forest, streams and open meadows with their breathtaki­ng view of the rolling hills of Mono,” says listing agent Alysha Black.

“The property is unique because it has a large fivestall barn, five paddocks, a tennis court, a large pond and the home is over 5,000 square feet. It’s a lot for a buyer to consider,” says colisting agent Elaine Kehoe. “We had two buyers who came back several times and both submitted offers.”

Black says she “assumed that the buyer would be an equestrian, but like the seller, the buyers fell in love with the property and home. The rest is a bonus.”

The original farm house was built in 1890, she says. “The addition unites the characteri­stics of the old with the new country classic into a feeling of warmth that carries throughout the house.”

To capture the true ambience of the property and house, the agents posted a video tour, which wowed viewers, Black says.

Kehoe agrees, noting that most people commented that it doesn’t matter where you are on the property — it’s beautiful.

The renovated home retains its country charm. It includes a fireplace and floor-to-ceiling window in the living room, a mainfloor master suite with a walkout to a deck overlookin­g the garden and pond, and a sunroom with a walkout to a terrace.

When marketing any property, having an agent who lives in and knows the area is important, Kehoe says. “We know things like how often the roads are plowed, future developmen­ts and the demographi­c that makes Mono a perfect place to call home.”

Known for its rolling hills, Mono is about 90 minutes northwest of Toronto and 35 minutes from the airport, which makes it a desirable place to live or have a weekend home, she says.

“There are a range of homes in the area from a single family home on five acres to 100-plus-acre properties. There is something for everyone’s price and taste.”
