Sometimes you sell a home because it no longer makes sense to keep it.

“The seller’s travel schedule is now such that she spends the majority of time outside of Toronto and it did not make sense to hold on to the property even though she adores the house and has absolutely loved living there,” says listing agent

“This house is one of my absolute favourites. It appeals to everybody. During the Chestnut Park agents open house, there were a whole bunch of agents who are older and felt that they could downsize into it. When agents love it for themselves, you know it’s good inventory.”

Rennie says there was also interest from singles in their 30s, who love the location and want to be around the corner from Yorkville but not in the heart of it. The private dead-end street was another drawing card.

“It’s a fabulous condo alternative and has a beautiful private garden that provides outdoor space without the hassle of maintenance,” Rennie says. The buyer loves the features mentioned above, as well as the private city garden because she plans to get a dog.

“The two-car parking is also unique to the area and a huge selling feature.”

There were a lot of showings and the property sold for 99 per cent of the asking price after only three days.

The owner bought the house in 2011 and renovated, including some traditional touches such as the arched vestibule. She added a mainfloor powder room and reconfigured the entry and the second floors.
