Adesirable neighbourhood in the Lawrence and Avenue Road area of Bedford Park. A handsome contemporary custom home, with a timeless modern elevation and about 3,200 square feet of living space. It was on the market for 187 days.

But then listing agent Reza Ipchilar and co- listing agent Robert Greenberg took on the job. They sold the home in 35 days.

“There was a fair amount of interest, even though the house was on the market four times before we got the listing,” says Ipchilar. “The market has changed, and you have to be priced accurately to be able to sell your home quickly and with the highest price for that time. Our team’s expertise is to appraise the house with the best comparables to achieve the correct market price of the property, hence our listings sell faster with the highest- percentage list- to- sale price.”

The custom home was built in 2017, replacing a bungalow in an area where newer homes are common — people don’t tend to upgrade existing bungalows, Ipchilar says.

“Since the late 1990s, many bungalows have been replaced by two- storey homes,” he adds.
