Downsizing from a big house to a condo apartment is too much of a lifestyle change for some. That’s why interest was high in this spacious fourlevel townhouse that’s on a 55- by- 40- foot corner, with a private yard overlookin­g a ravine, says listing agent Jay Egan.

“For empty- nesters who are not ready for a condo, this offers the best of both worlds,” he adds. “We had multiple offers and it sold in two days” — for the full asking price.

The Townhomes of Hoggs Hollow were built in 20032005 and offer suites ranging from 1,500 to 5,200 square feet.

Suite 512, which has 3,700 square feet of living space on four levels, has what Egan calls a “refreshing layout, with generous principal rooms and skylights. Grey walls and white oak flooring act as a neutral backdrop.”

The open but separate living and dining rooms have wainscotti­ng and share a two- way fireplace. The living room also has a walkout to the yard. A 10- foot island and a walkout to a terrace are kitchen features.

Each of the three bedrooms has its own ensuite bathroom. The second level also has an exercise room, and there is a third-floor sitting room.

“People love the quality, size and privacy of the unit and the complex,” Egan says.

The owners have installed extensive solid walnut builtins in the master suite, the master ensuite bathroom and the lower-level media room.

The suite has its own elevator and comes with two undergroun­d parking spaces. A hidden but valuable feature is that each unit is separated by concrete- block firewalls, which make them safer and quieter, with virtually no sound transfer, Egan says.

Agents who toured the townhouse called it a rare offering. “Their clients are very discerning and this property meets their high expectatio­ns," he explains. "Both competing agents said they had shown their clients a tremendous number of properties and they were getting worried, as nothing met their requiremen­ts.”

This complex of 88 townhouses “seems to fly under the radar,” Egan says, because it looks like it’s right on York Mills. “However, 70 per cent of the units are set amongst the quiet ravine.”
