When you’re planning to get into the housing market, it pays to look away from the downtown core to get more bang for your buck. “You definitely get more space for the money,” says listing agent Ian Maged, who says many potential buyers were interested in this 831-square-foot corner suite at Bathurst and Sheppard.

“There was a lot of interest, with an average of more than one showing per day in the 28 days it was listed,” adds Maged. “A spacious two-bedroom, two-bathroom condo for under $500,000 is hard to find in the City of Toronto.”

Young couples and others wanting to get into the market also liked the popular split- bedroom plan, floorto- ceiling windows, ninefoot ceilings, a balcony, one undergroun­d parking space and a locker.

Maged says the suite was “extremely well- maintained by the current owner.” It includes newer appliances and a heat pump.

He says that when he and co-listing agent Sarah Maged saw the condo for the first time, they noticed it had been recently painted; however, the colours were bright.

“Our interior designer suggested a neutral, modern, light colour and provided a large list of items to remove/ declutter,” Ian Maged says. “That was Friday. We figured it would take the client two or three weeks to arrange, but by Wednesday the condo was already repainted by the owner. By Friday, it was ready for the final finesse and by Sunday morning we started taking scheduled appointmen­ts on MLS. The neutral colour and declutteri­ng pulled it all together and made the condo feel larger.”

The $497,500 sold price is 99.7 per cent of the list price. “It wasn’t priced for multiple offers,” Maged says, “but was priced to sell close to asking.”
