There was about one showing a day, multiple inquiries and multiple offers to purchase this 1,220- square- foot suite. It appealed mostly to young profession­als working in the downtown core, says listing agent Baron Alloway.

“Panoramic harbour views and a gorgeous southern exposure allow you to recharge in an oasis while minimizing the commute to work. It’s less than a 10- minute walk to Union Station.”

In addition to a prime location, potential buyers liked the full renovation, which took the original layout and rotated the kitchen countertop and island by 90 degrees, he says. “This expanded the amount of living space and facilitate­d the flow between rooms.”

The space was renovated by Alex Royt of Condovate Interiors.

The southeast exposure and floor- to- ceiling windows are highlights. Alloway says the suite offers an unobstruct­ed harbour view. The windows provide for “a unique, vibrant and colourful city view in the evening.”

Not to be overlooked are the amenities, which provide the real bang for your buck. Alloway says, “The maintenanc­e fees in this building rings in at a mind- blowing 67 cents per square foot. What do you get for that price? A full- size basketball court, massive swimming pool, fully decked- out gym, bowling alley, party/conference rooms and more, not to mention, all utilities and water are included.

“Each buyer has their own unique prioritize­d list when assessing if a condo is right for them. Obviously, the diverse amenities would meet everyone’s checklist in this category and beyond. The location simply can’t be beat. A downtown building with a unique and unobstruct­ed exposure at this price range is hard to find.”
