Location was what it was all about for the potential buyers drawn to this Balmoral Avenue home at Avenue and St. Clair. Listing agent Susan Froese- Mchardy says it appealed to those who “love the area, or are eager to be in the area. It’s the best location in the city.”

There were many interested parties, however it was not a multiple offer situation. The home was on the market for 23 days and sold for 92 per cent of the asking price.

People who visited the property commented about the potential that the five- bedroom, four- bathroom home offers, as well as the “superior location with parking.”

She says the 25x125- foot property has a deep garden, which buyers found very attractive as well as parking for two cars.

When the new owners move in, she says they won’t necessaril­y gut it but “most likely will change it to suit their tastes.”
