Given the $ 7.5- million price tag, this suite was not sold with multiple offers. However there was a lot of expressed interest, says listing agent Michael Mclachlan.

“There is a significant gap in the marketplace for suites of this size and buildings of this quality. For that reason, we generated a lot of interest in the suite with very consistent showing activity.”

The two-bedroom, three- bathroom unit offers 3,765 square feet of living space that includes 10- foot recessed ceilings, a marble fireplace and soundproofed walls.

There is an abundance of natural light thanks to floor- to- ceiling windows throughout that offer “intimate panoramic views of Yorkville and beyond,” he says. There are four balconies offering east, west and south views.

The custom kitchen has a centre island and built- in appliances. Walkouts from the living room, dining room and second bedroom link indoor and outdoor space. The master bedroom has a sixpiece ensuite bathroom and his-and-hers closets. A bonus is the panelled den with a built-in bookcase.

“The majority of the potential buyers were downsizers from Forest Hill/ Rosedale/ Hoggs Hollow/ Lawrence Park who are looking for a condo with space spread over a single storey and with easy access to the city’s top restaurants and boutiques.”

Mclachlan says, “Many people commented on the wine fridge in the master bedroom but the biggest attraction of this suite is the quality of the building and top- of- class concierge services, as well as the expansive living space perfectly appointed.”

The building was completed in 2009, he says. “Like many suites in the building (suite 1602) was acquired as raw space from the developer and custom finished by the original owner head to toe…. To prepare the property for sale we changed out fixtures, hardware, fully painted and furnished the suite to reflect today’s buyers’ tastes.”

The suite comes with two underground parking spaces.

Residents of the building enjoy discreet access off of Scollard Street, he says. There is valet parking, an indoor pool, a gym and guest suites.
