A$ 7.15- million price tag didn’t dampen interest in this 2,979- square- foot lower penthouse on Hazelton Avenue. Suite 802 garnered multiple offers.

“There was a lot of interest,” says listing agent Matt Cracower. “I received multiple phone calls from interested individual­s and brokers alike. ... There were eight physical showings. Given that we provided a full marketing campaign … there were also many virtual showings that took place as well.”

The suite appealed to those who want to live within the limits of Yorkville but be “secluded from the action yet steps away when the mood strikes,” he says.

Potential buyers were looking to “downsize from neighbouri­ng areas like Rosedale, The Annex and Forest Hill.”

Cracower says, “These buyers were looking for 2,500- square- foot or larger suites to accommodat­e their lives. There is a slim selection and 133 Hazelton Ave. is hailed as one of the top boutique buildings in all of Toronto, not just Yorkville.”

The best feature is the unobstruct­ed view of the skyline off a generous- sized south- facing terrace with a water feature. Approximat­ely 650 square feet of exterior space is split between one terrace and two balconies.

“This suite was purchased as a pre- constructi­on unit in 2015 ( and completely upgraded) and no unit in this building over this square footage has been available for resale since the constructi­on of the building,” he says.

Features include builtin speakers, custom- fitted rugs, wainscotti­ng, coffered ceilings, automated window coverings and a home automation system. There is a three- zone automatic heating/air conditioni­ng system with three heat pumps.

The light, bright decor was designed by Brian Gluckstein and includes a kitchen with wine storage and upgraded marble in the bathrooms and kitchen. It has one regular gas fireplace and one double- sided fireplace.

“There are very few condos that feel as much as a home as this one,” Cracower says. “The most common remark by those that toured the home was that they felt as if they were standing in a Rosedale/forest Hill home.”

As for other agents’ comments, “the common takeaway is that there is nothing like it in Yorkville and whoever buys it will consider this a lifelong home and potentiall­y pass it down to future generation­s.”
