When this suite hit the market in February, interest was strong despite it being in an older building, says listing agent Magda Mo. “Rarely does a three-bedroom corner suite come to market. It appealed to young couples and young couples with children. They saw the potential to renovate this unit to suit their vision and bring up their families there and enjoy the space.”

There were multiple offers to purchase and the suite sold in six days for 117 per cent of the asking price.

The bonus of an older building is that they often offer more space for the money. Mo says, “The price per square foot was unbeatable. It is a building that has been a hidden gem. It is extremely well maintained, has good amenities and is well managed with an on- site property manager. The older units need renovation­s but offer excellent space.”

This 1,350- square- foot suite has a spacious foyer with double closets and a separate storage closet. The open-concept living/dining room has a walkout to a balcony, where sunsets can be enjoyed.

The master suite has a walk- in closet and a four-piece ensuite bathroom. There is a double closet in each of the other two bedrooms. The eat-in kitchen and a laundry room are other features.

The $770 per month maintenanc­e fee includes cable and internet.

The building was originally a rental apartment before being converted into condos in the late 1980s, Mo says.

Building amenities include an indoor pool, a brightly lit gymnasium, a library, a meeting/party room, a security system and a whole level of parking for visitors. The suite includes one undergroun­d parking spot and a locker.

More people are discoverin­g the building and the neighbourh­ood. It’s close to Yorkdale shopping centre and Highway 401 and the subway is a five-minute walk away. A hospital, park, public transit and schools are nearby. There’s also easy access to the Allen Expressway. Shops, restaurant­s and grocery stores are also within an easy stroll.

Briar Hill-belgravia is west of Forest Hill north. Its boundaries are Lawrence Avenue to the north, Eglinton to the south, Allen Road to the east and just past Caledonia to the west. As older generation­s are moving out, younger families are moving in, Mo says.
