If a me­teor hit Lake Joseph, this cot­tage and boathouse would be the only struc­tures left stand­ing, says list­ing agent Ross Halloran, only half jok­ingly. He says the owner, who is in con­struc­tion, built the cot­tage with in­dus­trial-grade ma­te­ri­als and built it to last. It was go­ing to be his “fi­nal cot­tage,” the agent says.

Two- by- two- foot square, solid fir beams were brought from B.C., mak­ing their last leg of their jour­ney by barge. A cus­tom hand-carved wood spi­ral stair­case con­nects the in­te­rior lev­els. Fire­places are made of field­stone and top- qual­ity build­ing ma­te­ri­als are fea­tured in­side and out. The wood sid­ing and gran­ite stone ex­te­rior has a 60-year com­pos­ite slate-look roof. There is a top- grade HVAC sys­tem, a three- stage wa­ter fil­tra­tion sys­tem and other me­chan­i­cals and most of the other me­chan­i­cals have re­dun­dant backup sys­tems. Laneway light­ing alone cost $ 350,000. The list goes on.

“What was spent is not re­flected in the ask­ing price,” Halloran says.

The main cot­tage tow­ers 60 feet above the shore­line, a height no longer al­lowed to be built. Win­dows on each of the four lev­els of­fer views of the grounds, 200 feet of water­front and a sandy beach.

A floor- to- ceil­ing fire­place graces the great room. The main- floor also has an open-con­cept kitchen/liv­ing/ din­ing room for easy min­gling.

One mas­ter suite is on the main floor, the other on the third floor. The lat­ter has a walk­out to a pri­vate lake-fac­ing bal­cony. It even has a sep­a­rate dress­ing room and a mini café bar.

The 2,600- square- foot lower level has a fam­ily room with a bar and a walk-in wine cel­lar. The in­door spa has a cedar sauna, hot tubs and bath­rooms/change rooms for him and her.

Three walk­outs lead to a cov­ered pa­tio with a 40-foot out­door kitchen/ bar­be­cue area.

Halloran says the prop­erty also has a guest cabin and a four- bay work­shop/garage equipped with a winch for var­i­ous pas­sion projects.

Gran­ite path­ways lead to a fire pit, sit­ting ar­eas, a 15x15­foot shuf­fle board and an out­door chess area with over­sized game pieces.

The boathouse, a steel struc­ture with wood ac­cents, has a 740- square- foot open liv­ing space with floor to-ceil­ing shat­ter­proof glass win­dows and side and front- fac­ing decks with dis­creet glass rail­ings.

This prop­erty is de­signed for gen­er­a­tions of fam­ily fun and en­ter­tain­ment, Halloran says. “The cot­tage mar­ket is crazy busy. Peo­ple are look­ing for a piece of heaven for their fam­ily.”
