Pricing. Strategy. Design. Timing. It was the perfect storm, says listing agent Jenny Simon: “When people saw a fully renovated designer’s home at this price, everyone went crazy.”

There were more than 100 showings with appointmen­ts limited to 30 minutes and no double booking due to COVID-19 restrictio­ns.

“Most days we were booked from 8 a.m. to 9 p.m.,” she says.

The Leslievill­e semi sold in six days for 129 per cent of the asking price.

“We were expecting a lot (of offers) as I listed the property aggressive­ly but 18 far surpassed our expectatio­ns,” Simon says. “But I’m not surprised considerin­g how beautiful the home shows.”

What set it apart, she says, is that it was not a “cheap, flip-type renovated home, but rather a fully designed home. Every square inch was maximized to the fullest potential. Attention to detail and quality high-end finishes were used and buyers appreciate­d that.”

When the sellers bought the three-storey home, Simon says it was a rundown rental that “needed a ton of love. My client Emily Cade, a very talented designer, transforme­d it into a show stopper.”

The feature list is long, including a lot of “wow factor” including light fixtures, herringbon­e floors and a marble mantel. A 25-foot steel beam was installed so the main floor could be opened up.

The custom kitchen has a waterfall countertop on its large centre island. The spacious third-floor main bedroom suite has a special treat — a walkout to a west-facing deck.

A recreation room, a kitchen with stainless steel appliances and a bedroom are on the lower level.

The renovation took three months, Simon says. Work “started in March, prior to the pandemic and was slightly delayed due to restrictio­ns in constructi­on. It was completed in May.”

Its size (1,914 square feet) is appreciate­d, “especially now that we are all working from home.”

The property appealed to young urban families who need more interior square footage, a place fully renovated and thoughtful­ly designed, but who also wanted the location and amenities of Leslievill­e, Simon says.

The 18x76-foot property is landscaped and has one parking space accessible via a lane.
