Although the house is beautiful — a classic centre-hall plan with four bedrooms, four bathrooms and a renovated kitchen — the buyers plan to raze it.

The brick home, built in the 1950s, has 2,500 square feet of living space plus another 1,000 square feet on the lower level. The living room has a bay window and a fireplace. Across the hall is the dining room, which has french doors to a terrace.

There is a renovated eatin kitchen with white lacquer cabinetry and stainless steel appliances and a mainfloor family room with a pegged floor.

His-and-hers closets are featured in three bedrooms. The main bedroom also has a three-piece ensuite bathroom.

“Ninety-five per cent of people could live in the house with no issues,” says Ira Jelinek, the agent who represented the buyers. However the buyers were always planning to build and they saw good value for the neighbourhood and a property on “the right street. No one else was offering and negotiations went smoothly.”

The buyers are having plans for a custom home created by architect richard Wengle. Jelinek says the buyers are coming from a house with a lot of stairs and wanted to build a home that is more in keeping with their needs. They’re looking to age in place, something they were thinking about before COVID, he says. The virus had nothing to do with their plan.

It’s rentable in the meantime, he says. In fact, the sellers are renting back until their new house is ready, which works for both the buyers and sellers.

The 48x125-foot lot has a two-car detached garage.
