‘Our clients had plans to sell towards the end of April but when COVID hit they had to put those plans on hold and wait to see what was going to happen,” says listing agent Suzanne Lewis.

While they waited, they did some decluttering and a few updates. However they, like many people who were renovating during the pandemic, experienced a back order on some materials, she says. “That pushed our list date further into the summer. We were a little concerned that as we got into July that there would be the normal summer slowdown in the market, but luckily the spring market shifted as we saw with record sales in July and August. We got the home on the market just before the August long weekend and it sold within the week. Our clients are now excited to start the next chapter of their lives and to move into a new home.”

There was a lot of interest when this century home hit the market, with more than 50 showings in a week. It appeals to young families and professionals, Lewis says. It has three bedrooms and is in the Frankland School catchment area, so it’s ideal for a growing family.

The 1,344- square- foot semi- detached home has a fresh neutral colour palette. Crown moulding, exposed brick, pot lights and hardwood flooring are highlights of the living/dining room. The bright kitchen has white shaker- style cabinetry, a breakfast area and a sliding door walkout.

Three bedrooms and a sunroom are on the second floor. The main bedroom has wall-to-wall closets. One bedroom has a sitting room, treasured extra space for a home office. It has windows on two sides.

The lower level includes a recreation room, a powder room and a laundry room. An air conditioner/high-efficiency furnace was installed this year.

The 15x115- foot lot has a detached one- car garage with lane access. A large deck and green space in the fenced backyard provide space for al fresco dining, relaxing and playing. A location close to Withrow Park (with its sports leagues, playgrounds and dog park) offers a place to enjoy fresh air and activities.

Amenities, from restaurants and cafés to the Pape subway station to the Danforth Music Hall, are nearby.
