Housing developmen­t designed to be a true community from the out set

Most new housing developmen­ts grow into becoming a distinct neighbourh­ood over many years. Understand­ing exactly what today’s individual­s and families need, Sifton Properties Ltd. has designed Middleton to be a true community from the outset.

Located on the Wharncliff­e and Wonderland Road corridor, north of Exeter Road in London, the new Middleton developmen­t is laid out with a mix of affordable townhomes starting in the mid $ 400s and single-family homes starting in the mid $500s. Constructi­on will soon begin on a long- term care assisted living home owned by Southbridg­e Care. A four- storey low- rise apartment building is planned next door in the near future. “There is room to roam, indoors and out,” says Phillip Masschelei­n, Vice- President of Sifton Properties Ltd., a family business launched in 1923 that evolved into an award-winning builder and developer of local homes and commercial buildings.

Beautifull­y situated near Pincombe Creek, parks, trails and a storm water management pond, “you can enjoy fresh air while walking through the green spaces with your loved ones and dog. Your kids or grandkids can have fun exercising on the soccer field and playground, then return to your home for quality family time,” Masschelei­n says.

A host of intelligen­t housing opportunit­ies means empty nesters can downsize into a freehold or condominiu­m townhome, while their adult children and grandkids live around the corner in a freestandi­ng house built to suit their lifestyle. Aging spouses or parents requiring support can soon move into the new longterm care home, handy for family visits. “You all gain peace of mind, knowing everyone is living in the best place for them,” Masschelei­n observes.

The physical appearance of the new neighbourh­ood is also appealing to people of every age and stage. “We are intentiona­lly establishi­ng an integrated community where you don’t see the same home design repeated everywhere. We have

brought in four respected builders who offer different series of traditiona­l, transition­al and contempora­ry homes featuring varied elevations and roof pitches. The range of architectu­ral styles result in a pleasant and interestin­g streetscap­e,” Masschelei­n says. “Sifton reviews and approves all home designs and streetscap­es to preserve Middleton’s esthetic integrity.”

“Each of the builders we selected builds different products to their own specificat­ions. If you want a spec home that is already finished or you just want to choose colours and have your home built quickly, the builders present terrific options,” says Masschelei­n. “Or you can collaborat­e with the builder to customize your home from the ground up.”

Starwood Homes, Foxwood Developmen­ts and Willow Bridge Homes are building single- family homes averaging 1,800 to 2,500 square feet. Thrilled to learn they can finally have everything on their wish lists, “families can opt for a 3,000 square foot custom home on a desirable lot backing onto the crescent or the creek. With four or five bedrooms, a finished basement and lovely views through the windows, there is a lot to love about living here,” Masschelei­n says.

Phase one’s inventory of 42 single family homes is nearly sold out. Phase two begins this fall. Builders will be delivering summer 2021 occupancie­s on the first of 123 new homes.

Forever Homes is constructi­ng two townhome blocks comprising 115 units of 1,771 to 1,863 square feet each. The two-storey row style townhome includes a one-car garage and is priced in the mid $ 400s. “These condominiu­m townhomes include snow removal and grass cutting in the condo fees,” says Masschelei­n.

Rockmount Homes is building 39 freehold townhomes on Southbridg­e Avenue. “Since you own the land and the townhome fronts a public road, there is no condo fee that you would typically pay for a condo on a private road,” Masschelei­n explains. Approximat­ely 1,750 square feet, the townhome’s price tag is in the mid $400s.

“We’ve been working on releasing this great site for years and are excited about our timing,” says Masschelei­n. “As our builders release inventory, local buyers and house hunters from the Greater Toronto Area are snapping them up.
