Despite having no garage or parking, there was a lot of interest ( 27 showings) in this circa 1912 property. “This is one of the top streets in Leslievill­e,” says l i sting agent Paul Maranger.

Co- listing agent Christian Vermast says there were three offers and the extra- wide semi sold for 110 per cent of the asking price. “The room sizes are nicely scaled. The house mostly appealed to couples without children. They love the historic appeal and layout, which is well suited to a couple. There are formal living and dining rooms for entertaini­ng and a huge walkin dressing room.”

“Without question the best feature,” says Maranger, “is the (330-square-foot) rooftop deck. Think outdoor cabana at a South Beach hotel. There is a covered area with a daybed, table and chairs. The Wifi works so well on the deck that you can take your laptop up there and work all day.”

The covered area has a skylight, which heats the space so you can use it well into early autumn and the other half has lounge chairs. “The doorbell even had a third-floor buzzer so you can go down to fetch parcels or Uber Eats,” he says.

Also, “very few houses in this area of the city have back staircases,” Maranger says. “We usually see them in the very grand homes of Rosedale. As people renovate their homes, they unfortunat­ely remove them to create more living space. So, they are removing history. They aren’t very practical today as families don’t have staff, but it is a nod to the past. I love back staircases.”

Renovation­s have been completed over the years and are sympatheti­c to the character of the home and period of constructi­on, Vermast says. “Lots of mechanical upgrades were recently completed.”

The decor is Scandinavi­an chic with white walls and light hardwood flooring. “It’s a beautifull­y decorated home filled with vintage pieces and original art,” Vermast says.

Maranger says the lots on Coady are somewhat shallow. ( This one is 20x80 feet.) “The owner landscaped both front and back yards. There is a small BBQ deck off the kitchen, which leads to a stone patio surrounded by perennial gardens.”
