during the pandemic, some people are moving to cottage country. Others are choosing properties that offer outdoor features in a more urban location.

“Most of the interested families were seeking a ’cottage lifestyle’ based on the circumstan­ces,” says listing agent Marci Cook. “Families want more indoor and outdoor space for their children and grandchild­ren. Also (many) were mostly interested in moving in without doing any work. As everyone knows it’s been challengin­g to get constructi­on work done in a timely manner. This property has a house with 8,620 square feet (including the basement). There is a large pool, cabana with a kitchen and bathroom, basketball court, movie theatre, gym, mainfloor office and more work stations on the second floor. you don’t have to leave your house.”

This property was “listed in May 2020 for $5.295 million and sat on the market for 98 days. We had a lot of interest but the consensus was that the property was slightly overpriced. It’s a price sensitive area,” Cook says.

“We reduced the price in the fall of 2020 to $4.995 million and the property sold within 63 days, which is rare for that area. Typically higher-end homes have much longer days on market.”

The stone-and-stucco home was built about 25 years ago and renovation­s were done in 2019/20. renovation­s included all landscapin­g, a new cabana, roofing, garage doors and floors, kitchen, some bathrooms, flooring throughout, electrical and mechanical­s and a large deck. It was also freshly painted.

The 100x150-foot corner lot has a backyard designed for fun. A large deck off the kitchen has a barbecue area and a fire pit. Wi-fi, speakers, a television and a basketball court are other backyard offerings.

Cook says the cabana is her favourite feature. “you can sit there all day with a view of the pool and not leave.”

The area has a mix of housing in the $2-million to $8-million range, she says. “Some of the lots are smaller on nearby streets, but Arnold is known for the larger lots and it’s one of the most desirable streets in the area.”

“Once the pandemic hit we saw homes in the $4-million to $5-million range selling faster than usual. The desire for more indoor and outdoor space was very evident.”
