Digging has started for 12-storey boutique condo at 900 st. Clair West

Canderel is an oldhand with density projects. It built out the master-planned college Park, a four-tower cluster including the two residences of college Park buildings, Aura and the yc condos.

At King West, canderel’s three-phase DNA developmen­t brought 1,151 highrise units to King and Shaw, along with the historic Massey harris Lofts project at Strachan.

The builder’s next stop is 900 St. clair West, where digging has started for a 12-storey boutique condo, with move-in set for early 2022.

designed by Quadrangle, the 12-storey burgundy-brick midrise just east of Oakwood is clad in cordovan bronze. The developmen­t’s scale and architectu­re are being designed to integrate into the family-oriented neighbourh­ood. All units have outdoor space, and the building’s L-shape allows for spacious corner layouts.

The strip — minutes to the streetcar, then a 20-minute subway ride to the downtown core — has an appealing mix of oldschool bakeries, shops and restaurant­s. Less appealing is the old Lcbo at Alberta Avenue, which is showing its age. Located across from 900 St. clair, it too will be turned into a midrise condo, now that canderel has acquired it.

buying both sites, says ben rogowski, canderel’s vice-president and COO, “was a big piece for us. We’re excited by the potential to develop a significan­t amount in a tight node.”

The Lcbo’s new, 8,000-square-foot home will move into 900 St. clair’s ground level, he explains. The retail portion’s glass façade will rise to the second storey; its slick interior finishes will include “a unique 50-foot-long wall of vintage wines, and an alcove featuring craft and premium beer.”

“The design will feel more like a neighbourh­ood Lcbo than a standard one,” adds rogowski.

The condo’s amenities, meanwhile, include a furnished 2,526-square-foot rooftop terrace. residents can also sweat their troubles away in the fitness centre overlookin­g St. clair, outfitted with a TRX system and cardio equipment with built-in tablets for live-streaming classes.

Two- and three-bedroom suites are available and are priced from $894,900 to over $2 million and sized from 732 square feet to more than 2,000 square feet. A penthouse collection has also been released.

The penthouses will have large balconies with sweeping views of hillcrest, Wychwood, Forest hill and downtown, says rogowski. equipped with a barbecue connection, they’ll be lined in wood-composite flooring for a comfortabl­e transition from inside to the outdoors.

On the interior end, the suites by designer Kathy chow feature nine-foot smooth ceilings and modern wide-plank engineered wood flooring. Kitchens sport designer cabinetry, integrated Miele appliances, stone backsplash­es and islands (as per plan).

The condo is 85 per cent sold. Sales have been brisk, notes rogowski, because “all of the units are really livable and functional — the average unit sizes are much larger than what’s typically out there.”

Still, some empty nesters and young profession­als have found another way to spread out.

“We’ve had maybe four such situations where people combined units,” says rogowski. In one case four units were combined. The result was 4,000 square feet of living space.

customizat­ion is a sign of confidence in the area, says rogowski. “When someone is willing to make an investment in a condo unit that is several million dollars, it goes a long way in confirming what we feel about the neighbourh­ood,” he says.

“It’s not up-and-coming. It’s there.”
