The sellers, who have owned this suite since they bought it from the developer of the 133 Hazelton Residences in 2015, are “consolidating upsizers,” says listing agent Michael Hamnett.

“They owned two units in the building, (one for their kids when they visited from out of town). … The pandemic made them realize they wanted more space so everyone can be under one roof together.”

He says because there were a limited number of comparable properties in the area, there was a lot of interest and a good number of showings for the two-bedroom, three-bathroom unit.

“Properties don’t come up for sale too often in the building, especially of this size (1,753 square feet). COVID has also had a large impact on the quality of showings: browsers and buyers with passive interest have been mostly eliminated from showings, so those that do schedule appointments are mostly serious buyers who have reviewed all the available property information first and are then motivated enough to go through the COVID protocols to have an in-person showing.”

The best feature of the suite is the layout — a split-bedroom plan spread across the fifth-floor southern elevation overlooking Yorkville and with clear views of the city, he says.

“Day or night, you have views and light from every room.”

The living room has a fireplace and a coffered ceiling, and the kitchen has a marble counter and a centre island. The office has a built-in desk and bookshelves.

The main bedroom suite has a five-piece ensuite bathroom. A powder room is off the foyer.

“The sellers also have a fantastic sense of style and design. They had done a number of updates to the property over the years and it showed beautifully,” Hamnett says.

The seller had converted an oversized storage locker into a climate-controlled wine cellar.

The suite appeals to downsizers moving from freehold properties as well as condo upsizers looking for more square footage and who want the premium Yorkville location and standard of quality.

Another best feature is the quality of construction and level of finishes.

“Mizrahi spared no expense in building 133 Hazelton and it shows,” he says. Listing Broker: Royal Lepage Real Estate Services (Michael Hamnett and Cailey Heaps)
