Apenthouse with 1,070 square feet, priced at $1.35 million and with two open balconies? Unheard of, says listing agent Christian Vermast. “The top floor of a building is usually the preserve of much larger units. (This one) appealed to singles and couples because of the smaller size … and pure luxury.”

“Even though the penthouse is brand new, Sheila Britton Design upgraded the suite,” says co-listing agent Paul Maranger. “It is their sensationa­l Toronto pied-àterre.”

Penthouse 7 is in a recently completed building with nine storeys and 185 units. It has a powder room and a double closet off the foyer. Floor-to-ceiling windows grace the living/dining room and the kitchen has top-ofthe-line appliances. “The wine fridge automatica­lly opens with a touch,” Maranger says. “There is also a gas cooktop. You normally only see electric in condos.” Euro-style cabinets and quartz countertop­s are other kitchen features.

Two west-facing balconies allow for “lovely afternoon and evening sunlight,” he says.

The penthouse has two bedrooms (one with a fourpiece ensuite bathroom), as well as a den. Vermast says, “Everyone is looking for a separate home office these days.”

As well, this unit is wide, rather than long and narrow, and has massive windows with electronic­ally controlled blinds.

“The buyers loved the furnishing­s so much, they bought the whole package. We heard this from a number of buyers who came through: ‘Would they sell the furniture?’ Sheila Britton Design chose all of the furniture for the suite and it was perfectly scaled for a smaller space... and has a bit of drama and a lot of flare,” Maranger says.

There is a separate parking area for penthouse owners.

Christian says there were 15 showings in total. “When it was lowered from $1.425 million, it generated a lot of interest.”
